This investment involves considerable risk and may result in partial or total loss. The Prestige-object "Très Chic" is our first project in one of the most popular areas of Austria, in Tyrol. In this new construction project, a total of 23 modern residential units including open spaces such as terraces and gardens are being built. The property gains its unique character from its detached, curved design.
The property is located in Igls, which is a charming resort at the foot of the Patscherkofel and is about 5 kilometers from downtown Innsbruck. Within a few minutes walk you can reach ski slopes and hiking trails, which offer views of the impressive surrounding Alps. The Igls district benefits from its exposed, sunny location on a hill overlooking Innsbruck's city center.
The project includes the construction of 23 residential units with a total usable area of 1,542 m². The plot of land on which the property is located comprises approx. 2,530 m². A 100% residential use is planned. The residential units are sold individually. 7 apartments have already been sold and therefore 30% of the usable living space has already been allocated. The property is surrounded by forest on the south and east sides, so residents live in absolute peace and quiet. Residents on the west side benefit from a magnificent view of the western low mountain range.
The building permit is already available and the construction start has already begun. Completion is scheduled for the 3rd calendar quarter of 2023.
With its urban space and breathtaking mountain scenery, Tyrol is one of the most popular regions in Austria. The province is located in the west of the country and is divided into North Tyrol and East Tyrol. The region of Tyrol differs from the state of Tyrol in that it is located in the west of Austria and the region of Trentino-South Tyrol in the north of Italy. The entire region attracts many visitors each year who want to experience the best of both worlds- the urban elegance of the capital city of Innsbruck and the spectacular Alpine scenery that surrounds it. In winter, the beautiful province is one of the best ski resorts in Austria and during the summer, fantastic hiking trails and unique views of lakes and valleys can be discovered here. The long tradition of this charming province and its excellent infrastructure make Tyrol an exceptional place to live.
Nothing is worth more than an excellent location. Our first project in Tyrol "Très Chic" is located in Igls near Innsbruck. The district of Igls is located around 5 kilometers outside the center of Innsbruck. The village benefits from its exposed sunny location on a hill facing the city of Innsbruck. Innsbruck's city center can be reached in about 15 minutes by car and thus local amenities of all kinds are in close proximity.
Innsbruck's surroundings combine on the one hand its culture and nature, as well as its ups and downs, traditions and trends. Innsbruck, the capital of Tyrol, is the ideal starting point for sports enthusiasts and a popular location for lovers of Austrian tradition. From the city, it takes only 20 minutes to reach the lofty heights of the Nordkette mountain range and experience the so-called Alpine Jewel up close. In the surrounding area, not only can culture be enjoyed but also the next hike or bike ride, the next ski resort or a winter hiking experience can be experienced. Tyrol has a lot to offer and leaves nothing to be desired.
The metropolitan area of Innsbruck is home to around 300,000 inhabitants and, in addition, around 30,000 students from Innsbruck University study and live in the city. With its numerous inhabitants, the capital of the state of Tyrol is one of the most populous cities in Tyrol and also the fifth largest city in Austria. The city is centrally located in the North Tyrolean Inn Valley and is bordered to the north by the Nordkette mountain range. The Nordkette is the southernmost of the four large mountain ranges in the Karwendel, and in the south Tyrol is bordered by the foothills of the alpine central range (Patscherkofel). Innsbruck is divided into new cadastral communities and localities, and thus they also form the districts of Innsbruck. One of the villages or districts of Innsbruck is Igls. Igls has about 2,550 inhabitants and is located in the south of Innsbruck. The small district is located at about 900 m on a low mountain terrace south of the center of Innsbruck at the foot of the Patscherkofel. The area of the district extends southeastward up to the Patscherkofel, but ends below the mountain station of the Patscherkofel cable car.
There is a lot to discover in Innsbruck's old town. The Golden Roof is one of the most famous sights. With its nearly 2,660 gilded copper shingles and rich fresco and relief decoration, the oriel in the middle of the old town was an eye-catcher not only when it was first built in 1500. The Golden Roof is located at the end of Maria Theresien Street. Named after Empress Maria Theresia, it is a boulevard and one of the busiest streets in the city of Innsbruck.
The Bergisel Ski Jump on the outskirts of Innsbruck is a popular year-round visitor highlight in Tyrol. On January 23, 1927, there was the first jumping on the natural hill. Later, the natural hill was rebuilt for the Nordic World Ski Championships in 1933. In 1964, the Olympic Games were brought to Innsbruck, and the Berginsel ski jump played an important role in this. 1091 athletes from 36 different countries participated in the games. The ski jump is also known for its unique architecture. The tower houses an observation restaurant, and an observation deck from which breathtaking views can be enjoyed.
Just a few minutes from the center of Innsbruck, you can explore Austria's largest nature park with the Innsbruck Nordkettenbahnen. After a trip up to the Hafelekar, breathtaking 360° views can be admired with the capital of the Alps on one side and the Karwendel Nature Park on the other. The 2,344 m high Hafelekar is within reach for residents and visitors thanks to a direct connection to the city of Innsbruck. On the Nordkette, glimpses of otherwise shy wildlife can be caught and views with unique panoramas leave nothing to be desired.
The world-famous Swarovski Crystal Worlds are located just 20 kilometers east of Innsbruck. At this place, crystal is presented in its very own interpretation. The magical place combines contemporary art, as well as ancient history. The most famous sights within the Crystal World in Wattens are the Giant, as well as its gardens that enchant from beauty and energy to aesthetics. The worlds of art and culture, entertainment and shopping were expanded from 2013 to 2015 to a total of 7.5 hectares. A unique crystal cloud can now be admired in the poetic garden. The crystal cloud was defined with 800,000 hand-set and enchanted floating crystals.
