The project "Schuhmeierplatz 13" involves the extensive renovation of a beautiful old building interest house as well as an increase in the top floor of the property with a total of 13 newly constructed attic apartments and 32 renovated existing units in the middle of the 16th district. The revitalization project is characterized above all by its central location in the 16th district of Vienna with easy access to all important amenities for daily needs.

After completion of the construction work, a total of 45 residential units with an average floor space of 32 m² - 74 m² including balconies and terraces will be offered for sale at "Schuhmeierplatz 13". The building permit is available and the planning phase is completed. The construction phase is already in full swing and the sale of the residential units will start shortly. According to planning, completion is scheduled for the 3rd quarter of 2021.

For the purpose of partial financing, Schuhmeierplatz 13 Errichtungs GmbH intends to take up qualified subordinated loans of a maximum of € 700,000 under the following conditions:

The borrower is the land registry owner of the property with the address Schuhmeierplatz 13 in 1160 Vienna. The revitalization and extension project comprises a total of 45 units (plus balconies and terraces) with a total area of almost 2,000 m².

The property has been acquired, the planning phase has been completed and the building permit has already been issued. Construction work already started in the 3rd quarter of 2020 and is expected to be completed by the 3rd quarter of 2021. The sale of the apartments will start shortly.

Annual distributions:

During the term, the lender will receive an annual distribution of 7.00%.

Short term:

The lender will get back his invested capital after the sale of the apartments. According to planning, this is to take place after a maximum of 24 months.

Ottakring is a district in the west of Vienna and borders on the districts of Penzing, Hernals, Neubau and Rudolfsheim-Fünfhaus. Approximately 105,000 inhabitants live on an area of almost 9 km². Ottakring, the 16th district of Vienna, is a former industrial district, which today is appreciated for its multiculturalism and growing urbanity. Ottakringer Brewery

The Ottakringer Brauerei is home to the Viennese brewing tradition and as such an important part of the Viennese culture of enjoyment. The brewery was founded in 1837 by the master miller Heinrich Plank after the Klosterneuburg monastery, the manor of the time, had granted its brewing license. In 1850, the business was moved to the brewery building that still exists today and was expanded into a large brewery over the following decades. In peak years, up to 350,000 hectoliters of beer are produced here.
