The "MedBase19" project is a medical practice building in the 19th district of Vienna, which is to be rented to doctors. A medical centre of the most modern standard is being built on 5 levels. Due to the close proximity to the underground station Spittelau and the Privatkling Döbling, a high frequency of surgery visitors is expected within MedBase19. MedBase19 will provide a total of 1,550m² of floor space including terraces and 8 underground parking spaces. A large part of the rentable space has already been let to various doctors. After completion the building is to be sold in its entirety.
The office space can be individually adapted and will be implemented with special attention to state-of-the-art medical equipment and construction methods. Special attention is paid to the use of high-quality materials.
The 19th district or also called "Döbling" is a district in the north of Vienna and borders on Lower Austria and the districts of Alsergrund, Hernals, Währing, Brigittenau and Floridsdorf.
On a size of 24.9 km² live about 72,650 inhabitants. Döbling, the 19th district of Vienna, with its Wienerwald villas is considered a noble district and offers its inhabitants the possibility to escape the hustle and bustle of the city with its hiking trails through the vineyards. Characteristic for Döbling is the balanced population structure, with the average age being above the Viennese average. Thus one finds Wilhelminian-style quarters next to municipal housing estates, cottage areas and old town centres. The diversity of the district can already be seen in the topography: due to the large proportion of the Vienna Woods, numerous of Vienna's local mountains are located in Döbling. With a peak height of 542m, the Hermannskogel is the biggest mountain in Döbling and provides an unforgettable view over Vienna.
Döbling combines the best of two worlds: on the one hand, the local recreation offer of the Vienna Woods and on the other hand, the good public transport connections mean that you are not far away from the city. With the underground line U4 (Spittelau) within walking distance you can reach the city centre of Vienna within a few minutes. The location of MedBase19 on Heiligenstädterstraße means that future visitors to the practice can easily reach the clinic by public transport using the nearby underground station. At the same time, MedBase can also be easily reached by car via the Nordbrücke bridge.
The Vienna General Hospital is one of the largest hospitals in Europe and the largest in Austria. It has over 2,000 beds and employs almost 10,000 people, about one sixth of whom are doctors. Every year, half a million patients are treated in the wards and 397 outpatient clinics. The AKH is an important pillar of Vienna's health care system. It is also the seat of the Medical University of Vienna and serves as a training hospital for 7,500 students. Due to the large number of people passing through and the number of jobs, the AKH Vienna is a special feature of the surrounding residential property market.
As a recognized authority in medical matters, the Medical University of Vienna has played an important role in Vienna's healthcare system since 1365. 400 years later, around 1784, the adjoining General Hospital of the City of Vienna (AKH) opened and became a new and important centre of activity and research for physicians. Thus the first skin, eye and ear, nose and throat clinic was founded in Vienna. Today, the Medical University of Vienna comprises 27 university clinics, 3 clinical institutes and 12 medical-theoretical departments. Every year 49,028 people are operated on and 553,235 are treated as outpatients. Due to the more than 7,000 medical students, a strong infrastructure in terms of residential real estate has developed and businesses for medical professions have settled in the surrounding area.
In 1905 the private hospital Sanatorium Hera was founded with the original focus on obstetrics and gynaecology. In 1937 the hospital was transformed into a modernly equipped private hospital. A particular innovation was the possibility for patients to listen to the radio via radio lines running through the building, directly at the bedside. Today the hospital offers more than 20 outpatient clinics, from ophthalmology to dentistry.
