The project "Mauerbachstraße 186a " comprises the construction of a new building with a total of 9 residential units in idyllic Penzing, the 14th district of Vienna. Due to the scope of the project, this is a simplified approval procedure in accordance with § 70a, which means that no construction hearing is required. Following the expiry of the short objection period, construction activities are scheduled to start in the 2nd calendar quarter of 2024 and should be completed by the 4th calendar quarter of 2025. Once the project has been completed, all units will be sold individually.

A total of around 652 m² of usable space will be created here as part of the development project. The plan is for 100% usable residential space. The building is carefully integrated into the slope of the plot and ends in a spacious terrace, which belongs to the top floor apartment. Each of the nine residential units has spacious outdoor areas in the form of gardens, (roof) terraces or balconies. The purchase agreement has been concluded and the issuer is already the owner of the property. The aim of the issues is to partially redeem the equity used, to finance the construction measures for the construction of a new building and to realize the pre-sale and individual sale of residential units.

Annual distributions:

During the term, lenders receive annual distributions of 9.75%.

Short term:

Penzing is located in the west of Vienna and, with an area of 33.96 km², is the fourth largest district in Vienna. Laudon Castle

Laudon Castle, also known as Hadersdorf Castle, is a baroque moated castle in Hadersdorf, which today belongs to the 14th Viennese district of Penzing. The lords of Hadersdorf were first mentioned in documents around 1130; around this time there was probably a fortification on the site of today's castle. In the centuries that followed, the estate changed hands several times until the castle came to the sovereign in 1358, who assigned it to the respective forester as his residence. Although the castle is not open to the public today, the 84,000 m² garden is often used as a location for events and weddings.


After opening in February 1995 with around 20 stores, a fitness studio and a medical center, the Auhof Center was expanded for the fifth time and officially opened on 29 October 2012. The shopping oasis with its motto "The best in the west" now has 120 stores offering everything your heart desires. The sales area was expanded from 16,000 square meters to 20,000 square meters and the range was extended to include more international brands such as Gerry Weber, Betty Barcley and Jones. In 2014, the sales area was increased by a further 10,000 square meters. The Auhof Center currently provides over 800 jobs.

Hütteldorf railroad station

Vienna Hütteldorf railroad station was opened in 1858 and is now an important public transport hub in the west of Vienna. It is located in the 14th district, Penzing, about half in the cadastral districts of Hütteldorf and half in Hacking. Hütteldorf station is a junction of the Westbahn, the connecting line and the suburban line. It is served by long-distance trains of the private railroad company WESTbahn as well as CityjetXpress, Regional-Express, regional and S-Bahn trains of the Austrian Federal Railways. It is also the western terminus of the U4 subway line. A large number of regional and city bus lines depart from the bus station and other nearby stops.
