This investment involves considerable risk and may result in partial or total loss.In the project "Klopstockgasse 4", an apartment building in an exclusive construction method with a total of 14 privately financed freehold flats between 30 m² and 68 m² with a weighted living space of 575 m² is being built. The residents of the house have access to a pram storage room on the ground floor and a general garden.
Special emphasis was placed on sustainable construction and well thought-out floor plans. During the planning stage, it was possible to create residential units for a wide range of target groups and to adapt the room layout to the most diverse living situations. The residential units are implemented with special consideration of contemporary and comfortable construction methods.
The 17th district or also called "Hernals" is a district in the northwest of Vienna and borders on the districts of Penzing, Ottakring, Josefstadt, Währing and Döbling. Approx. 57,180 inhabitants live on an area of 11.35 km². Hernals, the 17th district of Vienna, is appreciated by its inhabitants because of its simultaneous proximity to the city centre (university and town hall district, as well as the old and new AKH) and to local recreation areas such as the Schwarzenbergpark or the Schafberg. A characteristic feature of Hernals is its strong demographic mix. Thus one finds Wilhelminian-style quarters next to municipal housing estates, cottage areas and old town centres. The diversity of the district can already be seen in its topography: the hilly foothills of the Vienna Woods are located in the west of the district and flatter towards the city centre. More dense and urban development can be found the further one moves into the city.
The district of Hernals is located in the northwest of the Vienna city area in the transition area of the Alps to the Vienna Basin. Hernals covers 11.35 km² and is the tenth largest district in Vienna. Hernals takes up 2.7% of the area of Vienna. The district area extends along the Vienna Woods and the Gürtel. The highest point of the district is the Heuberg with 464 meters, a well-known weather angle. Hernals has several ecological protected areas.
The Brunnenmarkt is the longest street market in Vienna and stretches along Brunnengasse from Thaliastraße to Ottakringer Straße. On weekdays there are about 40 to 50 stands on the market, while on Saturdays there can be 120. This makes it the second largest inner-city market in Vienna after the Naschmarkt and the largest in Ottakring. A lively and colourful culinary scene has established itself around the Brunnenmarkt.
The Wiener Stadthalle is the largest event centre in Austria and one of the leading event locations in Europe. In total, the Wiener Stadthalle comprises six event venues and a large sports area including a swimming pool and ice rink. More than 300 events are held here every year; starting with international top acts and the ATP tour stop "Erste Bank Open", through cabaret to musicals, there is something for every taste.
The Ottakringer Brauerei is home to the Viennese brewing tradition and as such an important part of the Viennese culture of enjoyment. The brewery was founded in 1837 by the master miller Heinrich Plank after the Klosterneuburg monastery, the manor of the time, had granted its brewing license. In 1850, the company was moved to the brewery building that still exists today and was expanded into a large brewery over the following decades. In peak years up to 350,000 hectolitres of beer are produced here.
The Vienna General Hospital is one of the largest hospitals in Europe and the largest in Austria. It has over 2,000 beds and employs almost 10,000 people, about one sixth of whom are doctors. Every year, half a million patients are treated in the wards and 397 outpatient clinics. The AKH is an important pillar of Vienna's health care system. It is also the seat of the Medical University of Vienna and serves as a training hospital for 7,500 students. Due to the large number of people passing through and the number of jobs, the AKH Vienna is a special feature of the surrounding residential property market.
