The "Hirschstettner Straße 78" project is a stylish new construction project involving a new building with a total of 28 residential units. The real estate project will be realised in Vienna's 22nd district near Gerasdorf bei Wien and the Citygolf course. The location is characterised by a combination of urbanity and recreation. In terms of transport, Hirschstettner Strasse is ideally located. It is only a 7-minute walk to the Hirschstetten railway station, from where the city centre can be easily reached.

The borrower is the registered owner of the property with the address Hirschstettnerstraße 78, 1220 Vienna. The project consists of a new building with a total of 28 residential units and a weighted usable living space of approx. 1,534 m² plus open spaces such as terraces and gardens.
The acquisition of the land has already taken place, the planning phase has been completed and the building permit has also been obtained. The issuer is already the owner of the land (a land register entry has been made). The construction measures started in the first calendar quarter of 2023 and completion is expected in the first calendar quarter of 2024. Contracts for the implementation of the construction measures have already been signed.
During the term, the lender will receive an annual distribution of 8.50 %.
The lender will receive his invested capital back after the flats have been sold. According to the plan, this will take place after a maximum of 30 months.
The 22nd district, also known as "Donaustadt", is located to the east of the city centre of Vienna and is Vienna's most populous district.
