In the heart of the vibrant second district of Leopoldstadt, the exciting residential project "Franzensbrückenstraße 9-11" is being built, combining modern city life with high-quality living space. The ambitious project includes a large number of privately financed condominiums, which will offer future residents a luxurious and comfortable home. In addition to the apartments, a spacious commercial space and underground parking will also be built to meet the needs of future residents. The proximity to the Wiener Prater leisure and recreation area, the excellent infrastructure and public transport links will ensure an exceptional quality of life and living.

As part of the development project, a total of approximately 9.034 m² of usable space will be created here, with 86% residential and 14% commercial use, as well as 79 parking spaces. The building ensemble counts a total of 139 residential units and extends over four staircases, with each staircase having its own charm and individual design. Following completion of the project, all units will be sold off.

The purchase agreement has been concluded and the issuer is already the owner of the property. A building permit and the contracts for the execution of the construction measures are currently not yet available, preliminary negotiations are underway. The construction activities are scheduled to start in the 1st calendar quarter of 2024 and are expected to be completed by the 4th calendar quarter of 2025.

Investors receive an annual interest rate of 8.25% on their invested capital. The interest is distributed every year. The capital invested is repaid in full to the investors at the end of the short term of a maximum of 36 months.

Investment Case

The borrower is the registered owner of the property with the addresses Franzensbrückenstraße 9-11, 1020 Vienna (Austria). As part of the development project, a total of approximately 9.034 m² of usable space will be created here. The property includes the plot with a land area of 2,232 m², as well as 79 parking spots. It is planned 86% residential and 14% commercial use.

The aim of the issues is to partially redeem the own funds used, to realize the financing of the construction measures of the new building and the subsequent individual sale of the residential and commercial units. The range of products on offer is wide: In addition to international cheese specialties and horsemeat, you can buy ripe fruit, crunchy vegetables and various organic delicacies such as smoked meat and various dairy products. The exciting food and young art make the area around Karmelitermarkt an exciting Viennese Grätzel.
