In the project "Endresstraße 108", an apartment building in an exclusive construction method with a total of 17 privately financed owner-occupied apartments between 39 m² and 117 m² with a weighted residential floor space of 1,346 m² is being built. The residents of the building have 11 car parking spaces in the basement, as well as a lift for barrier-free access to the apartment.

Special emphasis was placed on sustainable construction and well thought-out floor plans. During the planning stage, residential units for a wide range of target groups were created and the room layout was adapted to a wide variety of living situations. A total of 17 residential units with a weighted usable floor space of 1,346 m² and 11 underground parking spaces will be realised. The acquisition of the properties has already taken place, the planning phase has been completed and construction activities are already in full swing. It is expected that the construction activities will be completed by Q4 2022. Sales of the flats will start shortly.

Annual distributions:

During the term, the lender will receive an annual distribution of 6.50%.

Short Term:

The lender will receive its invested capital back after realisation of the flats. According to the planning, this is to take place after 27 months.

Location

The 23rd district, also called "Liesing", is located in the southwest of Vienna and borders with the southern district border on Lower Austria. Liesing has a population of about 106,000, and the number of inhabitants has almost tripled since 1960. The inhabitants of Liesing have more than 100 km² of green space at their disposal on 320 km². This high proportion of green spaces and local recreation areas, such as the Mauerer Wald and the proximity to the Lainzer Tiergarten, make Liesing a sought-after district for living. Historically, the 23rd district in its present form with its 8 districts was created in 1954 from parts of the former 25th district. Bricklayer Forest - Lainzer Tiergarten

The Lainzer Tiergarten is accessible through the more than 4 km² large excursion area of the Maurer Wald and is part of the European protected area "Wienerwald-Thermenregion". Via the Gütenbachtor in Liesing the nature reserve of the Lainzer Tiergarten is accessible to the public. The Lainzer Tiergarten is a zoo with wildlife in an extensive forest area. The Lainzer Tiergarten is mostly located in the west of Vienna, with a small part in the Lower Austrian community of Laab im Walde. The 245 km² large Lainzer Tiergarten is surrounded by a wall with a length of approx. 22 kilometres, which encloses the game population. The Lainzer Tiergarten is mainly known for its large population of wild boars, but also accommodates deer, roe deer, fallow deer and European moufflons. Nowadays the Lainzer Tiergarten is a popular destination for excursions and offers hikers and joggers a huge and paved network of paths.

Riverside Shopping Centre

Between 2008 and 2012, more than 450 apartments were built on the site of the former Liesing brewery, and the Riverside shopping centre with more than 55 shops and a wide range of restaurants was opened. Thanks to the shopping center's central location in the 23rd district and its easy accessibility, both by car and by public transportation, Liesing residents can complete all important errands and daily shopping here.

Industrial area Liesing

With the founding of the plant of the brick manufacturer "Wienerberger", Inzersdorf and large parts of Liesing became an important industrial center. Inzersdorf is also home to the Vienna Wholesale Market on a 3 km² site. The Vienna Wholesale Market, formerly called Großgrünmarkt Wien-Inzersdorf, is the most important wholesale location for food in Austria. In addition to fruit and vegetables, flowers, meat and fish are sold on 3 km². Approximately 70% of the total Austrian turnover of fruit and vegetables takes place at the Vienna wholesale market. The industrial area extends from Inzersdorf to the area of Siebenhirten and from there to the adjacent industrial areas in the districts of Liesing, Erlaa and Atzgersdorf and is bordered by the southern railway line and the Liesingbach. Among the best-known companies with their headquarters in the 23rd district are the Austrian State Printing Office and the tool manufacturer Hilti Austria.

Wine growing in Mauer

Probably one of the most important economic factors in Liesing are the winegrowers living in Mauer and their viticulture, which has existed since the late Middle Ages. Nowadays, most of the Maurer winegrowers are located in today's Maurer Lange Gasse and are mainly known for offering their home-made wines in their own Heurigen pubs. In contrast to many Heurigen establishments in northern Vienna such as Grinzing and Neustift am Walde, the Heurigen in Mauer are hardly frequented by tourists and are considered an insider tip among the inhabitants of Liesing.
