Project Presentation

The project "Reindlstraße 27" is a project planning of a real estate project in Linz. The Issuer's objective is the equity refinancing of the acquisition of the property, the planning of the demolition of the existing building, the planning and development up to the obtaining of a building permit for a new building, as well as the subsequent global sale of the real estate project, before the start of the construction phase. In the course of the demolition of the existing building and the new construction of the property, 7 residential units with a total usable floor space of 1,008 m² will be built as planned.

The purchase agreement has already been concluded and the Issuer is already the owner of the property. The plot of land of the property comprises 424 m². Residential use accounts for 100% of the units. Since the construction phase is not part of the financing, this project has no construction risk and in addition the property generates ongoing rental income of over € 34,000 per year. All units will be sold globally after successful submission planning.

The property is ideally located in Linz. Reindlstraße is separated from Linz's old town by the Danube. Thus the property is located in the "hip" district of "Linz-Urfahr". Local amenities of all kinds are in the immediate vicinity of the property. Pharmacies, doctors, hospital, supermarkets and schools are within one kilometre.
