The project "Erzherzog-Karl-Straße 9" is in close proximity to the Old Danube. The U1 station Kagran is only a few minutes away on foot and thus ideal for owner-occupiers or for rent.
The building facing the street consists of two full floors located above ground and three attic floors. In the course of construction measures, 43 modern residential units will be created. All apartments have either open spaces such as balcony, loggias, garden area or terraces. Particular attention was given to the planning on well-designed 2-room apartments with high comfort. Due to the proximity to the recreational area of the Old Danube and the excellent infrastructure, the residential building is also suitable as an investment.
For years Vienna has been on top of international city rankings for its high livability. Due to Vienna’s great mix of culture, affordability, cleanliness, public transport, and other aspects it has been awarded “Quality of Living 2017” by the international consulting firm Mercer Consulting for many years in a row now. In comparison to other top cities Vienna has a fairly low cost of living.
The quiet location near the Viennese lifeline, the Old Danube, offers a retreat from the hustle and bustle of the city life. Nevertheless, due to the connection of the U1, it is easy to reach the city center. Also, the Reichsbrücke offers a direct connection to the Donauinsel and its cultural offer.
Investors will receive a return of 6,5% per year based on a yearly distribution. At the end of the term the investors will receive their invested capital.

Dense and spacious, urban and rural at the same time: Vienna’s largest district, the Donaustadt, offers all the advantages of living in a city’s green lung.
The Danube is indispensable here. The Erzherzog-Karl-Straße benefits on the one hand from the proximity to the Donauzentrum and on the other hand from the short distance to the Alte Donau where walkers, joggers or simply balancing residents have the optimal environment. Once you have crossed the Danube, Kaisermühlen at the foot of the Donauturm offers the Donaupark as an ideal recreational area that leaves nothing to be desired.
Built in 2009, the Donauzentrum is a shopping center in the 22nd district of Vienna and is within walking distance to Erzherzog-Karl-Straße. Covering an area of approximately 225,000 m², there are more than 250 business, dining and entertainment establishments, making the Donauzentrum (together with the affiliated Donau Plex) the largest shopping center in Vienna. The Donauzentrum is characterized by its extensive shopping facilities and also hosts a cinema and numerous restaurants. By car and also by public transport - the U1 and various buses and tram lines stop right in front of it - the shopping center can be easily reached.
The Vienna International Center - commonly known as the UNO City - is one of the three official seats of the United Nations (UN). Built in the years 1973 to 1979 according to the plans of the Austrian architect Johann Staber, the UNO City has developed into a major economic factor for Vienna. In addition to the approximately 5,000 permanent employees of the UN and their sub-organizations, a considerable number of tourists has emerged due to the regular and numerous conferences. The UNO City can generally be seen as a pioneer in the urban development of the Donau-City; a rather rural area on the outskirts to a metropolitan and international district of Vienna.
The „Old Danube“ is a former branch of the Danube river. It is located North-East of the main stream but it is not connected to it anymore. For people all over Vienna the “Old Danube” is a local favorite when it comes to recreation areas. Due the excellent public transportation connection it is easily accessible and offers a wide range of activities to enjoy the outdoors such as swimming or sailing. Along the shore of the “Old Danube” there are many different public water parks and boat rentals.
The Donaupark is park area in Vienna’s 22nd district that spans across a total area of 604,000 m². It can be easily reached via Wagramer Straße or the Hubertusdamm. On the south end the vast open and green space borders the Vienna International Centre, home to the UN and many international corporations. On the north end you reach the “Old Danube” with its different water parks and lagoons.
