Project Presentation

The project "Wassergasse 10" is both an impressive new construction project and a revitalization of an ensemble-protected building. The real estate project is being built in the middle of the pedestrian zone in the UNESCO World Heritage City of Baden near Vienna. Baden is located on the edge of the Vienna Woods and offers a quiet retreat from which Vienna's city center can be reached in just 40 minutes.

As part of the new construction and revitalization, stylish and elegant spaces for residential and commercial use will be created here in two separate structures. Approximately 55% of these spaces are planned for residential use and 45% for commercial use. According to plan, 22 residential and commercial units will be created with approx. 1,756 m² of floor space as well as balconies, loggias and gardens. The barrier-free commercial spaces have a planned size between 95 m² and 250 m².

At the corner of Wassergasse 8-10/Breyerstraße 1 is the Café Konditorei Lehner. The family business is already in its fourth generation and has been offering pastries of unique quality since 1929, when it became Baden's oldest café. As part of the construction measures, a comprehensive revitalization of the commercial areas will also take place here, in order to let the restaurant shine in a new splendor.

The purchase of the property has already taken place, the building permit has already been applied for and the development of the property is already in full progress. Construction will start in the 2nd quarter of 2022 and completion is scheduled for the 1st quarter of 2024.

Baden, also known as Baden bei Wien, is located on the so-called thermal border in Lower Austria, south of the Vienna city limits, on the edge of the Vienna Woods. The small town covers just under 27 km² and around 30,000 inhabitants find their home in the imperial city. The city of Baden is a sought-after travel and excursion destination due to its many attractions. The internationally known casino in Baden contributes significantly to Baden's tourism.

The new building project "Wassergasse 10" is ideally located in the heart of Baden and is thus surrounded by all important local suppliers of daily needs. In the immediate vicinity are several exciting attractions that invite you to linger. The 52-hectare spa park as well as the Casino Baden and several historical sights are within walking distance from the corner of Wassergasse and Breyerstrasse. Even in Roman times, Baden near Vienna was coveted for its healing sulfur thermal springs. Baden is one of the most important health resorts in Austria and was therefore designated a World Heritage City by the World Heritage Committee in 2021.

Thermal Region & Wine Country Lower Austria

The thermal region of Lower Austria, south of Vienna, includes the areas of Wienerwald, Bad Vöslau, Bad Fischau and Baden. These sought-after spas can be reached from Baden in just a few minutes by car. The Römertherme in Baden offers one of the most beautiful sauna and bathing areas south of Vienna. In particular, the healing sulfur thermal water has been renowned in Baden near Vienna since Roman times.

The thermal spa region is also home to Austria's best wines. Wine culture in the region can be traced back to the Middle Ages and since then, sought-after white and red wines have been produced here. The best grapes grow in the Baden area, on the sun-drenched slopes on the edge of the Pannonian Plain. Already in early years, wines of award-winning and high quality were produced here by traditional winemakers. Gumpoldskirchner and other renowned winegrowers achieved, both nationally and internationally in the Baden wine production great reputation. To this day, prestigious wines of the highest quality are produced in the Weinland Thermenregion. Baden-Gumpoldskirchen invites you to one of the most beautiful wine walks in the wine country. Especially in late summer, the surroundings can be enjoyed on the so-called Genussmeile. Here the winegrowers offer delicacies from the surrounding area and homemade quality wines.

Casino Baden

Casinos Austria operates around 12 casinos in Austria with international gaming. Casino Baden is one of the most attractive and beautiful casinos in Austria. The casino is housed in a listed building, which was founded in 1886 as a spa house. The historic building in Biedermeier style represents for many the ideal image of a casino. Visitors are attracted not only by the exciting gambling, but also by cultural events that regularly take place on the casino's premises.

The gardens of Baden

Baden near Vienna looks back on a long tradition of garden culture. Here, people like to stroll through the spa park or the Doblhoffpark, which has the largest rosarium in Austria and is located right next to the renowned casino.

The historic recreation area is characterized by its impressive nature and spa park. The park covers a green area of over 52 hectares, making it the largest spa park in Europe. Young and old alike will find here an ideal place to relax. In summer, a small nostalgic spa confectionery offers refreshments and treats. In addition to a beautiful green landscape, the sprawling park also has important epochal landmarks. The Beethoven Temple and the Music Pavilion allow for small short concerts during the summer months. The spa park flows smoothly into the black pine forests of the Vienna Woods with their numerous hiking trails.

Only a few minutes' walk from the spa park is the 9-hectare Doblhoff Park with its idyllic pond, which serves as an outdoor swimming pool during the summer months. The park is one of the most popular recreational areas in Baden and also the largest rose garden in Austria. Tourism in Baden is enriched by the Rose Garden. On the magnificent 75,000 m² green area, more than 800 rose varieties provide a particularly magical flair during the blooming season in June.

Beethoven House in Baden

Famous composers and emperors, such as Ludwig van Beethoven or Emperor Franz I, regularly took the cure in Baden. Artists and composers were often inspired to write their works in the city of Baden, Beethoven wrote essential parts of his ninth symphony here. Visitors can immerse themselves in the world of the composer in Beethoven's house.

Rauhenstein Castle Ruin

The imposing ruins of Rauhenstein Castle are located near Baden near Vienna. Rauhenstein and Rauheneck were built in the 12th century. From the ruin you have an excellent view of the so-called town of Baden, which can also be called a Biedermeier town. The ruin is not only an attractive destination for short hikes near Vienna, but also one of the largest castle complexes in the Vienna area.
