Project Presentation

The project "Simmeringer Hauptstraße 25" comprises the refurbishment of an apartment building, as well as the optimization of the rental of the vacant residential units of the existing building. The property is currently 74% rented and has a total of 32 residential units with an existing area of 1,965 m² (total usable area). The property covers a total area of 763 m².

The rental agreement cannot be terminated by Volkshilfe for a period of 7 years. The rental income is therefore largely secured.

The purchase agreement has been concluded and the issuer is already the owner of the property. The property is located in the 11th district of Vienna, which is called Simmering. It is characterized by its excellent location directly on the busy Simmeringer Hauptstraße. The U3 station is within walking distance of the property in only 5 minutes, so that residents can reach Vienna's city center in no time. Local amenities of all kinds (schools, kindergartens, pharmacies, doctors) are located in the immediate vicinity of the property. Simmering is the district where suburb and big city are united. The historical origins of Simmering can be traced back to the Bronze Age. However, Simmering only gained economic importance around 1605 with a brewery, which was one of the most important sources of income for over three centuries. Hyblerpark

Hyblerpark, designed by landscape architect Professor Ing. Sepp Kratochwill, is located only a few minutes' walk from the property "Simmeringer Hauptstraße 25". In 2000 the park was equipped with new ball games and patchwork courts. The U3-station Zippererstraße, as well as a day care center for children were harmoniously integrated into the park. Simmeringer Hauptstrasse

Simmeringer Hauptstraße runs right through the entire eleventh district and forms the lifeline of the 11th district with countless stores, restaurants and cafés as well as several shopping centers. The origins of Simmeringer Hauptstraße can already be found in the Roman Empire. Thus, the Limesstraße was already used by soldiers to march to Carnuntum. Via the highway exit Gürtel/Landstraße the Simmeringer Hauptstraße can be reached at the northern end and borders to St. Marx and the Vienna Biocenter. Simmeringer Hauptstraße leads via Enkplatz to the U3 Simmering terminus and ends at the Vienna Central Cemetery.

Vienna Central Cemetery

At almost 2.5 km², the Vienna Central Cemetery is one of the largest cemeteries in Europe. Due to the enormous area and the large wooded areas, the cemetery is also used as a recreational area. In addition to the diverse fauna, the Central Cemetery provides a habitat for around 20 deer and other animals such as kestrels, badgers and martens. Originally opened in 1874, the Central Cemetery is home to three million buried Viennese, significantly more than currently live in Vienna. Due to the many honorary graves and Art Nouveau buildings, the Central Cemetery is also one of the sights of Vienna.

Gasometer

The four former gigantic gas tanks were revitalized around the turn of the millennium and now offer a huge entertainment center as well as an event hall, around 600 apartments and a student dormitory. The original 6 gas tanks have been considered landmarks of Simmering ever since they were built in 1896, as they could be seen from almost everywhere at a height of around 70 meters. Before the revitalization, the domed rooms were used for various exhibitions and even provided a unique film set for the James Bond film "The Touch of Death". For each of the four gasometers, an individual concept with a village character was developed by one of the four architects Jean Nouvel, Wolf D. Prix, Manfred Wehdorn and Wilhelm Holzbauer.

Simmeringer Haide and Albern Harbor

The former pastureland and topographically rather inconspicuous Simmeringer Haide today contributes significantly to the landscape of the 11th district. Since the Simmeringer Haide has been intensively farmed by farmers for vegetable and grain cultivation, glass houses stretch for miles and supply the Viennese and residents of Simmering with fresh vegetables. Thanks to its unique location and atmosphere, the former commercial port of Albern is nowadays used extensively for open-air events.
