Project Presentation

The project "Kaiserstrasse 41" is a comprehensive revitalization and general renovation of the property including an attic conversion in the middle of the 7th district, with a total of nine residential units and seven commercial spaces with a total weighted floor space of approximately 4,300m². The Gründerzeit building has 16 units in its portfolio, of which one commercial space with an area of 1,165m² is rented. Extensive talks have already been held with a grocer. In the course of the attic conversion additional approx. 770m² of living space can be realized. The project is already very well let with several anchor tenants and currently generates a net annual rent of €257,000.

The apartment building is surrounded by all important amenities for daily needs and is excellently connected to the transport network due to its proximity to the subway station Burggasse-Stadthalle (U3), as well as the streetcar lines 5 and 49.
