The exceptional infrastructure in the immediate vicinity of the project and the excellent connections to the city of Vienna make it possible that a residential building with the highest quality of living can be realized here. The property is surrounded by all major amenities of daily needs and due to the proximity to the streetcar station Hadersdorf also ideally connected to the transport network via the U4 station Hütteldorf. In addition, the popular shopping center "Auhofcenter" and, for local recreation, the beautiful Lainzer Tiergarten can be reached on foot.

The purchase of the property has already taken place, the building permit has already been submitted and the planning of the project is in full swing. Construction is scheduled to start in the 4th calendar quarter of 2022 and completion is expected in the 2nd calendar quarter of 2024. The project is characterized by an environment with high development potential and highly experienced project developers with an excellent network.

Location

Welcome to 1140 Vienna

The property is located in Penzing, Vienna's 14th district in an excellent location near the Hietzing subway station (U4). Penzing ranks third among Vienna's districts with approximately 63% green space. The nearby Wienerwald offers residents ample local recreational opportunities. Although public transport links (U4 and S-Bahn) are already in place, the 14th district still has plenty of development potential.

Microlocation Hauptstraße

Nothing is worth more than a good location. The "Hauptstraße 51" project is located within easy reach of the Vienna-Hütteldorf train station, which means that the city center can also be reached in just a few minutes. The ever-popular Auhof Center as well as the idyllic Lainzer Zoo can also be found within walking distance. Nearby is also the Technical Museum Vienna.

Discover the surroundings

The 14th district, also known as "Penzing" in Vienna, is home to a variety of leisure and recreational areas. Special hotspots of the district include the Vienna Woods, the Technical Museum and the Schönbrunn Zoo. Many residents especially appreciate the family-friendly and quiet residential areas of the 14th district, with enough space for family and sports activities.

Ernst Fuchs Museum - Otto Wagner Villa

Otto Wagner had the building he designed built from 1886 to 1888 as a summer residence on the edge of the Vienna Woods. The construction and design of the villa, which was threatened by decay for a long time, can be traced back to Otto Wagner. Until the death of Ernst Fuchs in November 2015, the villa was owned by the Austrian artist, who is considered a key founder and representative of Fantastic Realism.

The impressive private museum is located on the second floor of the premises and delights with a diverse cross-section of Fuchs' art. The Adolf Böhm Hall is also a special centerpiece of the museum. The latter was once commissioned by Otto Wagner to create the designs for the large Tiffany glass windows. They depict the Vienna Woods through the seasons and are the largest secular Art Nouveau windows known in Austria. The museum is open Tuesday through Sunday from 10 a.m. to 4 p.m. and tickets are available for 11 euros or 6 euros for reduced.

Technical Museum Vienna

The Technical Museum Vienna was initiated in 1908 - at that time still as "Technical Museum for Industry and Trade". The occasion was the 60th anniversary of the throne of Emperor Franz Joseph I. The foundation stone of the state museum was laid on June 20, 1909, and it was not opened until nine years later on May 6, 1918. Covering an area of 22,000 square meters, it inspires visitors with extraordinary insights into the world of technology. Separate areas for children, laboratories for experimenting, guided tours on specific topics and lots of exhibits to touch and try out guarantee an exciting stay for the whole family.

Hütteldorfer Bath

The former Waldbad Penzing is a popular meeting place in the 14th district for all water rats all year round. Thus, the actual indoor pool spoils also in summer with numerous attractions. In addition to the sports pool, there are adventure areas with a current channel, whirlpool and waterfall. Not to forget: The neck shower, which wonderfully loosens up cramped muscles after a long day at work or at the university. Younger bathers are also in good hands at Hütteldorf Bad, as there is a large water slide, water cannons, a play stream and a non-swimmers' pool. Those who prefer it cozy can retreat to the sauna or relax in the rest area. You can check online when slots are still available.

Auhofcenter

After opening in February 1995 with around 20 stores, a fitness studio and a medical center, the Auhof Center was expanded for the fifth time and ceremoniously opened on October 29, 2012. In the meantime, the shopping oasis with its motto "The Best in the West" counts 120 stores offering everything the heart desires. The sales area has been expanded from 16,000 square meters to 20,000 square meters and the range has been extended to include Gerry Weber, Betty Barcley and Jones, as well as other international brands and specialists. Other newcomers include the electronics retailer Saturn, sports retailer Intersport Winninger, drugstore giant Müller, home accessories supplier Depot, the 125th Merkur store and new catering partners. In addition, a further underground parking lot was built - including the outdoor parking spaces, a total of 1,200 parking spaces are now available. In 2014, the sales area was increased by a further 10,000 square meters. The Auhof Center currently offers more than 800 jobs.

Allianz Stadium - Home of SK Rapid Wien

The Allianz Stadium can accommodate 28,600 visitors, of which 24,000 are seated. As once designed by Gerhard Hanappi, the new stadium was built rotated by 90 degrees: Thus, the new main stand is located in the west; the home fans' stand is now situated in the south. The guest section is located on part of the north stand and can be reached via its own bus access. In contrast to the Hanappi Stadium, the corners of the Allianz Stadium are closed, which should ensure a higher spectator capacity and less noise pollution for local residents. The 90-degree turn means that the distance to the neighbors can be maintained and even increased on the east side. The integration of the floodlights into the stadium roof also ensures a reduced light load for the surrounding properties.
