Project Presentation

The project "Hauptplatz 3" is a comprehensive renovation of an existing building, as well as a attic storey extension with around 212 m² of additional living space. The real estate project is located in the heart of the municipality of Groß Enzersdorf. The municipality is adjacent to the 22nd district of Vienna, in Lower Austria. The current area amounts to 618 m², whereby the property has an area of 381 m². The existing building currently comprises four residential units and one commercial unit. Residential use accounts for 80% and commercial use for 20%.

The project is being developed by EM.CI Immobilien GmbH, a successful partner of Rendity. The issuer is already the owner of the property. A building permit as well as contracts for the implementation of the construction measures have been obtained. Construction has already begun and completion is planned for the third calendar quarter of 2023.

The project is located in Groß-Enzersdorf, a municipality in the district of Gänserndorf in Lower Austria. Local amenities of all kinds are located in the immediate vicinity. Groß Enzersdorf is particularly known for its extensive range of educational opportunities for young people. The town is about 18 km from Vienna's city centre and borders directly on the 22nd district of Vienna. The Groß-Enzersdorf bus station is only a one-minute walk from the property. By public transport, the centre of Vienna can be reached in less than an hour.

The Marchfeld town of "Groß Enzersdorf" is located about 18 km east of Vienna's city centre. The Lower Austrian town is located in Gänserndorf and borders directly on Vienna. The approximately 12,000 inhabitants of the municipality appreciate the proximity to the city and to nature. Groß Enzersdorf borders on the Lobau floodplain nature reserve. The municipality includes nine villages: Franzendorf, Groß-Enzersdorf, Matzneusiedl, Mühlleiten, Oberhausen, Probstdorf, Rutzendorf, Schönau an der Donau and Wittau.

The Groß-Enzersdorf area presents itself as a liveable community not far from Vienna with rural charm and an old town worth seeing. As a music town, medieval town, creative town, school town and shopping town, it offers many different activities and entertainment for residents.

The first settlement of Groß-Enzersdorf dates back about 1000 years, with the first documented mention in 1160. The wall that surrounds Groß-Enzersdorf almost without a gap is, at 1870 metres, almost one of the longest medieval town walls in Lower Austria. For this reason, the municipality holds periodic medieval festivals. In addition, Groß-Enzersdorf has an above-average population of children and young people. Donaustadt

The closest district to Groß-Enzersdorf is the 22nd district, which is also called "Donaustadt". It is located east of the city centre and is Vienna's most populous district. The 22nd district covers almost a quarter of the total area of Vienna's municipal territory and stands out for its comprehensive appearance. In addition to numerous green spaces and recreational areas, which make up almost 50% of the total area of the 22nd district, there are numerous large housing estates and individual housing estates, such as the Donau City district, which is characterised by office and high-rise residential buildings.

Historically, the 22nd district was created in its present form in 1954. In the course of time, many housing estates developed there, in 1979, for example, the extraterritorial area of the UN was created and in recent years the office towers of the "DC Towers" have opened there, of which Tower 1 is the tallest building in Austria to date. Today, the 22nd district is an up-and-coming district with good infrastructural connections, many recreational areas such as the old Danube and the urban district of Donaucity, which is characterised by office buildings and can be easily reached by underground lines 1 and 2. Vienna's largest shopping centre, the Donau Zentrum in the 22nd district, is also particularly well known, with its endless shops, restaurants and cafés.

Urban Lakeside Aspern

Seestadt Aspern in Vienna's 22nd district is one of the largest urban development projects in Europe. In the next few years, the district will be home to over 20,000 people who will live and work here. In the middle of the Urban Lakeside is the artificial lake that gives it its name and serves as a recreational area for residents. According to the urban planning concept, 15,000 new office jobs will be created in addition to the more than 10,000 flats. Four parks and green spaces are available to the residents of the Urban Lakeside to ensure a high quality of life. For the cityscape, huge and anonymous building blocks will be avoided; instead of these, townhouses with different styles will be built. The focal points of the housing model are: Climate friendliness, affordability, social sustainability, functional mixing and architectural diversity.

Danube Floodplains National Park

The Danube Floodplains National Park is located in the immediate vicinity of the property and offers an ideal place to experience the regional centre of environmental education. The Danube Floodplains National Park preserves Central Europe's last large river floodplain landscape on an area of 9,600 hectares.

Marchfeld

The Marchfeld, located between the two capitals Vienna and Bratislava, is one of Austria's largest plains with partly still hidden charms. Wide fields, rolling hills and the Danube floodplains are characteristic of the landscape. In the south, the Marchfeld is bordered by the Danube. The region thus has the largest share in the Danube Floodplain National Park. The eastern border (with Slovakia) is formed by the March, the northern by the Nordbahn and the western by the trans-Danubian districts of Vienna (Floridsdorf and the Donaustadt). The Marchfeld Canal (shown in the city coat of arms) cuts through the urban area of Gerasdorf over a length of approx. 5 km.

Danube Centre

The Donau Zentrum, built in 2009, is a shopping centre in Vienna's 22nd district and can be reached by bus 26A in just 40 minutes. Over 250 shops, restaurants and entertainment venues are located on an area of around 225,000 m², making the Donau Zentrum (together with the adjoining Donauplex) the largest shopping centre in Vienna. The Donau Zentrum is characterised by its extensive shopping offer and is also home to a cinema and numerous restaurants. The shopping centre can be easily reached by car and public transport - the U1 underground line and various bus and tram lines stop directly in front of it.
