Project Presentation

In the project "Fallmerayerweg 73-77", a new residential complex with a total of six houses in an exclusive design with a total of 10 privately financed residential units is being built in the 21st district of Vienna. The residential complex offers future residents a total living space of 1,245 m². All residential units are equipped with open spaces such as roof terraces or gardens and parking spaces so that cars can be parked directly in front of the house.

The property, which is located to the east of Vienna, is well connected to the public transport network by the nearby underground, and the city centre can be reached by car or underground in 20 minutes. The 21st district of Vienna is a popular residential area, as it is home to the third largest population in Vienna. However, with 3,408 inhabitants/km², Floridsdorf is in the lower quarter of Vienna's municipal districts in terms of population density. Therefore there is plenty of room for redensification and the creation of additional living space.

Sales have already started and 50% of the residential units have been sold so far. The construction of the project is in full swing, so that the shell of four houses is already in place. Despite the current circumstances (COVID-19), there is no construction stop for the project, as the construction activities are spread over 6 buildings and the legal minimum distance between the construction workers can be kept. The general contractor has taken all precautions to ensure the legal minimum distance between the active trades and has assured a timely completion.

Location


The 21st district or also called "Floridsdorf" is a district in the north of Vienna and borders in the south and east on the district Donaustadt and in the west on the Danube. About 158,712 inhabitants live on a size of 44.52 km², which makes Floridsdorf the most populous district after Favoriten and Donaustadt. Floridsdorf, the 21st district of Vienna, is appreciated by its inhabitants because of its good accessibility to the city centre as well as its proximity to local recreation areas, such as the Danube Island and the Old Danube. Despite its large population, Floridsdorf is located in the lower quarter of Vienna in terms of population density. This means that Floridsdorf still has room for redensification and the creation of affordable housing.

The Fallmerayerweg 73-77 is located at the edge of the 21st district of Floridsdorf, Vienna. The subway station Leopoldau, which can be reached in a few minutes on foot with the subway line U1, connects the residents with the inner city of Vienna as well as with popular local recreation areas such as the Alte Donau or the Donaupark. Thanks to its location in a residential area, all the amenities of daily life can be reached quickly, which means that at this location one can enjoy both recreation through green spaces and local recreation areas and the advantages of a quiet district with extensive social, educational, cultural and sports facilities as well as various possibilities for local supply. Local suppliers are also in the immediate vicinity: supermarkets, pharmacies and banks can be reached in just a few minutes. By car or bus, you can reach SCN with a variety of shops in just a few minutes.

Hospital North

The Krankenhaus Nord - also known as Klinik Floridsdorf - was built on the site of a former ÖBB (Austrian Federal Railways) and opened for test operation at the beginning of April 2019. Full operation will start in the summer of 2019 and, according to current plans, its 800 beds will have a capacity for up to 40,000 inpatient admissions, 250,000 outpatient frequencies and around 16,000 surgical procedures. It will occupy a central location in the Vienna hospital landscape.

Old Danube

The Alte Donau is an oxbow lake of the Danube in Vienna. It is located northeast of the New Danube, which accompanies the Danube's main stream, but has no direct connection with it or with the Danube itself. The Alte Donau is an important recreational and bathing area which is close to the city centre thanks to the underground. Several very popular public lidos can be found along the banks, including the most famous of them, the Goose Pond. The Old Danube is ideal for water-related recreational activities and on summer days is often used for windsurfing and boating. Along the Old Danube you will find a large number of sailing schools and boat rentals.

Shopping City North

The Shopping City Nord - also known as SCN in Vienna and the surrounding area - is a shopping centre with 36,000 m² of floor space and various shops for daily needs. It is currently undergoing renovation work to better meet the needs of tomorrow's shoppers.

Danube Park

The Donaupark is a park of around 604,000 m² in the 22nd district of Vienna Donaustadt. The Donaupark is conveniently located between Wagramer Strasse, the Bruckhaufen housing estate, Arbeiterstrandbadstrasse and Hubertusdamm. Directly adjacent to the Donaupark, which originally reached as far as Wagramer Strasse, are the UNO-City with the Vienna International Centre and the Austria Center Vienna, to the south of which is the Danube City and finally the Copa Cagrana with the Danube Island to the New Danube. In the north, the Danube Park is bordered by the beach resorts along the Old Danube.

Danube Island

In summer, the residents of the apartment building benefit from its proximity to the artificially raised Danube island, as it is not only part of the flood protection, but also one of the most important local recreation areas of Vienna and Klosterneuburg. It is an artificial island up to 250 m wide between the Danube and the New Danube and has a lot to offer for people, animals and plants. The Danube Island is a popular cycling route and is also ideal for water-related leisure activities and offers Viennese people their own water ski lift.

Several very popular public lidos can be found along the banks, including the most famous of them, the Goose Pile. Along the old Danube, there are also a number of sailing schools and boat rentals. The dammed part of the Danube is used extensively by the Viennese in summer for cooling off. In addition to the cool water, the Copa Cagrana with its countless restaurants offers enough possibilities to get your money's worth in culinary terms, too.
