Project Presentation

The project "Brünner Straße 185" is the construction of a modern new building project in the 21st district of Vienna. The project includes the construction of 47 residential units, as well as a commercial unit with a total floor space of 3,168 m². The land area on which the property will be located comprises approx. 1,731 m². The area is divided into 96% residential use and 4% commercial. The units will subsequently be sold globally. With a focus on sustainability, this project will implement geothermal probes, photovoltaic panels, solar energy and green cool roofs.

The project is being realised by WiF Projekt GmbH, a project company of our long-term partner VMF Immo Group. The issuer has already financed 13 projects with the help of Rendity investors, seven of which have already been repaid with a volume of € 4.5 million. The building permit has already been granted and construction will start in the 1st calendar quarter of 2023. Completion is scheduled for the 4th calendar quarter of 2024.

The project is located in Vienna's 21st district on Brünner Straße. Brünner Straße runs from Vienna-Floridsdorf north through the Weinviertel region to the state border with the Czech Republic. Local amenities of all kinds are located in the immediate vicinity of the property. By car, the Weinviertel can be reached quickly via the B7. Vienna's city center can be reached in only 30 minutes by subway. The streetcar & bus station Großjedlersdorf is only a 5-minute walk away from the property.

The 21st district or also called "Floridsdorf" is a district in the north of Vienna. It borders the Donaustadt district to the south and east and the second longest river in Europe, the Danube, to the southwest. On a size of about 45 km² live about 174,000 inhabitants. Floridsdorf is thus one of the most populous districts of Vienna after Favoriten and Donaustadt. The 21st district of Vienna is appreciated by its residents because of the easy accessibility of the city center and the proximity to recreational areas such as the Danube Island and the Old Danube. Despite its high population, Floridsdorf is in the lower quarter of Vienna's population density.

Hospital North

Krankenhaus Nord - also known as Klinik Floridsdorf - was built on a former ÖBB property and opened for test operation at the beginning of April 2019. Full operations will start in summer 2019 and, according to current plans, will have a capacity for up to 40,000 inpatient admissions, 250,000 outpatient frequencies and around 16,000 surgical procedures with its 800 beds. It will occupy a central location in Vienna's hospital landscape.

Old Danube

The Alte Donau is an old arm of the Danube in Vienna. It lies to the northeast of the New Danube, which accompanies the main Danube stream, but has no direct connection with it or with the Danube itself. The Alte Donau an important recreational and bathing area, close to the city center thanks to the subway. Several very popular public lidos can be found on its banks, including the most famous of them, the Gänsehäufel. The Old Danube is excellent for water-related recreational activities and is popular for windsurfing and boating on summer days. There are a number of sailing schools and boat rental facilities along the Old Danube.

Shopping Center North

Shopping-Center Nord - also known as SCN in Vienna and Vienna surroundings - is a shopping center with 36,000 m² of floor space and various stores for daily needs. It is currently undergoing renovations to better meet the needs of tomorrow's shoppers.

Donaupark & Federal Bath Old Danube

The Donaupark is a former garbage dump which was redesigned into a park within the framework of the "Vienna International Garden Show 1964" under the planning of the then city garden director Prof. Ing. Alfred Auer. The Danube Park is conveniently located between Wagramer Strasse, the Bruckhaufen housing estate, Arbeiterstrandbadstrasse and Hubertusdamm. The park covers approximately 630,000 m². There is also a lot to see in the park, such as the Danube Tower, the Pope's Meadow, the Lake Irissee and the Danube Park Railway.

The Bundesbad is one of the most popular baths in Vienna. The bath is located in the center on the bank of the Old Danube near the Danube Park on Arbeiterstrandbadstraße. The listed summer bath is owned by the Republic of Austria. The baths cover a total area of 61,000 m², of which about 17,500 m² is water surface. Until 1919 the Bundesbad was a military swimming school. In the 1970s, the Bundesbad received its current name and helps residents in Vienna to escape the stress of everyday life.

University of Veterinary Medicine Vienna

The University of Veterinary Medicine Vienna (Vetmeduni) is the only veterinary medical, academic education and research institution in Austria. At the same time, it is considered the oldest research institution in the German-speaking world. The educational institute was founded in 1765 by Empress Maria Theresa.
