The project "Bergheidengasse 21" is a CO2-neutral residential project with a total of 6 first-class condominium investor apartments with a weighted living area of approximately 625 m². The development project is located in a good green area in the 13th district of Vienna and offers spacious terraces, balconies or gardens for all residential units. Likewise, 6 parking spaces will be built in the basement. The residential units of the project could already be sold successfully to 30% to investors.

The property is surrounded by all important amenities of the daily needs and is excellently connected to the public transport network due to the proximity to Speisinger Straße/ Hetzendorfer Straße (public transport) as well as the railroad station Vienna - Speising.

Schönbrunn Palace

Schönbrunn Palace is the largest palace and one of the most important and most visited cultural assets in Austria. Schönbrunn Palace, together with its 160-hectare park, is a UNESCO World Heritage Site. Schönbrunn Palace acquired its present form under Empress Maria Theresa and served as the summer residence of the Austrian imperial family from the mid-18th century until the end of World War I. During this time, the palace was almost completely renovated. During this period, the palace was almost continuously inhabited by a court of several hundred people and became a cultural and political center of the Habsburg Empire. During the Austro-Hungarian monarchy it was also called "k.u.k.. Schönbrunn" pleasure palace. The spacious surrounding park can be used for extensive walks and long runs.

Lainzer Tiergarten

A last piece of primeval Viennese forest - this is the Lainzer Tiergarten, located on the outskirts of the big city. For many decades, this special recreation area has been a popular destination for city dwellers, but also for tourists from near and far. Thanks to the unique cultural and natural landscape, the richness of the flora and fauna and the cultural-historical exhibitions in the Hermes Villa, the Lainzer Tiergarten is an ideal place to combine recreation, experience of nature and education. Schönbrunn Zoo and Tropical House

Schönbrunn Zoo, located in the park of Schönbrunn Palace in Vienna's 13th district of Hietzing, was founded by the Habsburgs in 1752 and is the oldest zoo in the world still in existence. The director of the zoo since 2020 is the zoologist Stephan Hering-Hagenbeck. Since 2006, the zoo has over 2 million visitors every year. On an area of 17 hectares, about 7,800 animals from 700 species can be seen. In Anthony Sheridan's Zoo Rankings, the zoo was named best European zoo five times in a row (2008, 2010, 2012, 2014 and 2018). In the 250th anniversary year (2002) of the zoo, the Rainforest House was opened. The huge glass house presents a section of a mountainside in the rainforest of Southeast Asia. Clouds of mist drift across the wooden walkway, the outlines of water turtles can be seen in the pond, an approaching thunderstorm sends its mighty rumble ahead - everyday life in the rainforest, and can also be experienced in the Schönbrunn Zoo. The importance of the rainforests is illustrated in a lifelike manner.

ORF - Küniglberg Center

Construction of the television center at Küniglberg began in 1969. The facility was completed in 1976. The location in the high area of the foothills of the Vienna Woods allows good directional radio links. The good accessibility in terms of traffic was also an advantage. An attempt was made to make the construction complex as concentrated as possible on 80,000 square meters. The requirement for rational construction has a unifying effect on the building design. The building has no facade in the conventional sense, it is an openly visible construction. Between the built-up areas are variously planted courtyards and open spaces.
