Project Presentation

The project "Ameisgasse 7" is a renovation and conversion including attic extension of an imposing apartment building in 1140 Vienna. The existing building comprises 12 residential units and in the course of the attic conversion a further 11 residential units will be created. After completion a total floor space of approx. 1,412 m² can be realized.

The property is surrounded by all important amenities of the daily needs and due to the proximity to the subway station Hietzing (U4) is excellently connected to the transport network. Furthermore, the popular Schönbrunn Palace with its world-famous zoo as well as the palace park and the Gloriette can be reached on foot.

The purchase of the property has already taken place, the building permit has already been accepted and the planning of the project is in full swing. The planned start of construction is in the 3rd calendar quarter of 2022, the planned completion in the 4th calendar quarter of 2023. The project is characterized by an environment with high development potential as well as very experienced project developers with an excellent network.

Location

Welcome to 1140 Vienna

The property is located in Penzing, the 14th district of Vienna in an excellent location near the subway station Hietzing (U4). Penzing ranks third among Vienna's districts with approximately 63% green space. The nearby Wienerwald offers residents ample local recreational opportunities. Although public transport links (U4 and S-Bahn) are already in place, the 14th district still has plenty of development potential.

Microlocation Ameisgasse

Nothing is worth more than a good location. The "Ameisgasse" project is located within easy reach of the Vienna-Hütteldorf train station and right next to the U4 Hietzing station, which means that the city center can also be reached in just a few minutes. The ever-popular Schönbrunn Palace together with its breathtaking Gloriette and Palace Park and the historic Schönbrunn Zoo can also be found within walking distance. Also nearby is the Vienna Technical Museum.

Discover the surrounding area

The 14th district, also known as "Penzing" in Vienna, is home to a variety of leisure and recreational areas. Particular hotspots of the district include the Vienna Woods, the Technical Museum and the Schönbrunn Zoo. Many residents especially appreciate the family-friendly and quiet residential areas of the 14th district, with plenty of space for family and sports activities.

Ernst Fuchs Museum - Otto Wagner Villa

Otto Wagner had the building he designed built from 1886 to 1888 as a summer residence on the edge of the Vienna Woods. The construction and design of the villa, which was long threatened by decay, can be traced back to Otto Wagner. Until the death of Ernst Fuchs in November 2015, the villa was owned by the Austrian artist, who is considered a key founder and representative of Fantastic Realism. The impressive private museum is located on the second floor of the premises and delights with a diverse cross-section of Fuchs' art. The Adolf Böhm Hall is also a special centerpiece of the museum. The latter was once commissioned by Otto Wagner to create the designs for the large Tiffany glass windows. They depict the Vienna Woods through the seasons and are the largest secular Art Nouveau windows known in Austria. The museum is open from Tuesday to Sunday from 10 a.m. to 4 p.m. and tickets are available for 11 euros or reduced for 6 euros.

Technical Museum Vienna

The Technical Museum Vienna was initiated in 1908 - at that time still as the "Technical Museum for Industry and Trade". The occasion was the 60th anniversary of Emperor Franz Joseph I's accession to the throne. The foundation stone of the state museum was laid on June 20, 1909, and it was not opened until nine years later on May 6, 1918. Covering an area of 22,000 square meters, it inspires visitors with extraordinary insights into the world of technology. Separate areas for children, laboratories for experimenting, guided tours on specific topics and lots of exhibits to touch and try out guarantee an exciting stay for the whole family.

Hütteldofer Bad

The former Waldbad Penzing is a popular meeting place in the 14th district for all water rats all year round. The actual indoor pool spoils visitors with numerous attractions in summer as well. In addition to the sports pool, there are adventure areas with a flow channel, whirlpool and waterfall. Not to forget: The neck shower, which wonderfully loosens up cramped muscles after a long day at work or at the university. Younger bathers are also in good hands at Hütteldorf Bad, as there is a large water slide, water cannons, a play stream and a non-swimmers' pool. Those who prefer it cozy can retreat to the sauna or relax in the rest area. You can check online when slots are still available.

Jubilee station

The Jubiläumswarte is a lookout point on the Gallitzinberg on the western outskirts of Vienna. It is located at Johann-Staud-Strasse 80 on the Vogeltennwiese in Vienna's 16th district of Ottakring at an elevation of 449 meters above sea level. The viewing platform of the Jubiläumswarte is freely accessible, but it is closed during the winter months.

Allianz Stadium - Home of SK Rapid Wien

The Allianz Stadium can accommodate 28,600 visitors, 24,000 of whom are seated. As once designed by Gerhard Hanappi, the new stadium was built rotated by 90 degrees: Thus, the new main stand is located in the west; the home fans' stand is now situated in the south. The visitors' section is located on part of the north stand and can be reached via its own bus access. In contrast to the Hanappi Stadium, the corners of the Allianz Stadium are closed, which should ensure a higher spectator capacity and less noise pollution for local residents. The 90-degree turn means that the distance to the neighbors can be maintained and even increased on the east side. The integration of the floodlights into the stadium roof also ensures a reduced light impact on the surrounding properties.
