This investment involves considerable risk and may result in partial or total loss.The "MedBase19" project is a medical practice building in the 19th district of Vienna, which is to be rented to doctors. A medical centre of the most modern standard is being built on 5 levels. Due to the close proximity to the underground station Spittelau and the Privatkling Döbling, a high frequency of surgery visitors is expected within MedBase19. MedBase19 will provide a total of 1,550m² of floor space including terraces and 8 underground parking spaces. A large part of the rentable space has already been let to various doctors. After completion the building is to be sold in its entirety.
The office space can be individually adapted and will be implemented with special attention to state-of-the-art medical equipment and construction methods. Special attention is paid to the use of high-quality materials.
The 19th district or also called "Döbling" is a district in the north of Vienna and borders on Lower Austria and the districts of Alsergrund, Hernals, Währing, Brigittenau and Floridsdorf.
On a size of 24.9 km² live about 72,650 inhabitants. Döbling, the 19th district of Vienna, with its Wienerwald villas is considered a noble district and offers its inhabitants the possibility to escape the hustle and bustle of the city with its hiking trails through the vineyards. Characteristic for Döbling is the balanced population structure, with the average age being above the Viennese average. The diversity of the district can already be seen in the topography: due to the large proportion of the Vienna Woods, numerous of Vienna's local mountains are located in Döbling. With a peak height of 542m, the Hermannskogel is the biggest mountain in Döbling and provides an unforgettable view over Vienna.
Döbling combines the best of two worlds: on the one hand, the local recreation offer of the Vienna Woods and on the other hand, the good public transport connections mean that you are not far away from the city. With the underground line U4 (Spittelau) within walking distance you can reach the city centre of Vienna within a few minutes. The location of MedBase19 on Heiligenstädterstraße means that future visitors to the practice can easily reach the clinic by public transport using the nearby underground station. At the same time, MedBase can also be easily reached by car via the Nordbrücke bridge.

The Rudolfinerhaus is a privately run hospital in Billrothstraße 78 in the 19th district of Döbling in Vienna. The Rudolfinerhaus has 156 beds distributed over seven wards. The Rudolfinerhaus is known for its nursing school. The three-year school for health and nursing care at the Rudolfinerhaus is open to a maximum of 22 school-leavers per year from the age of 18.
