Project Presentation

The project "Hermanngasse 3" is an extensive renovation of a beautiful old building interest house. After the end of the construction work, a total of 8 novel residential units with a weighted living area of 903 m² including terraces and conservatories will be offered for sale. The revitalization project is situated in a good location in the 7th district of Vienna, close to all important amenities for daily needs.

The Issuer expects total investment costs of € 5,663,600 for the purchase and development and all related costs. According to current planning, the project is expected to generate revenues of approximately € 7,224,000 in the course of the individual sale, which corresponds to an estimated profit of € 1,560,400.

The building permit will be submitted shortly. The planning phase is already in full swing and the sale of the apartments will start shortly.

Location


New construction is the district where culture and architecture meet Viennese charm. Hermanngase 3 is located in the middle of one of the most beautiful residential areas of the 7th district. Neubau is a district of colorful hustle and bustle amidst its coffee house classics and new modern restaurants. The Neubaugasse subway station can be reached on foot in 5 minutes and the local supply leaves nothing to be desired. Mariahilfer Straße with its endless stores, restaurants and cafés is also particularly well known.

The cultural diversity - from studios to gastronomy to colorful trendy restaurants - probably best describes the district. Between Museumsquartier, which has become a cultural crowd puller with historical value (the imperial court stables were once located here), Neubaugasse and Urban Loritz-Platz, you will find the center of the creative scene, where many young designers also settle. The painter Friedrich Ritter von Amerling was born in 1887 in the so-called "Amerlinghaus" at Stiftgasse 8. Thanks to the efforts of artists, architects and neighbors, the demolition of the house could be prevented over the years. Today, the building is a self-governing cultural and communication center, which houses the district museum Neubau as well as a restaurant. Although the district has only 2.3 percent green spaces, parks such as Weghuberpark or Josef-StraussPark offer pleasant recreational opportunities.

In the Neubau, the 7th district of Vienna, there are several galleries, hip restaurants and stores of local designers. Among the cultural attractions in the Museums Quartier is the Leopold Museum with works by Austrian painters such as Klimt and Schiele. The main train station, lined with cafés, is a popular meeting place and event location, while Spittelberg is known for its Biedermeier buildings with student pubs. The lively Mariahilfer Strasse is a popular shopping street on the edge of the district.

Mariahilfer Straße

As the longest shopping street in Europe, Mariahilfer Strasse extends over a length of almost 4 kilometers, whereby the so-called "inner Mariahilfer Strasse" leads from the grain market along the Mariahilfer Gürtel, on which many international brand stores can be found and which is also dedicated in sections as a pedestrian zone. The inner Mariahilfer Strasse already served as a special shopping street of the k.u.k. in former times. Monarchy and even today it is still home to local suppliers, fashion, furniture, crafts and numerous restaurants and cafés. There is almost nothing that cannot be found on the "MaHü", which is colloquially known in Vienna. Meanwhile it has established itself as the center of the young and hip scene of Vienna and captivates with numerous stores, which you can only find at this place. Many historically grown buildings and ornate old buildings adorn the Mariahilfer Straße and create a worth seeing symbiosis of old and new.

Museum Quarter

Vienna offers sights and opportunities en masse to experience great things. And one thing is for sure: if you like Vienna, then you love the Museumsquartier. Originally built in 1725 as the imperial court stables, there are no horses to be found today, but there is a wide range of cultural and culinary opportunities. Spittelberg

Today, Vienna's Spittelberg is home to many stores and restaurants in addition to typical Viennese pubs. The markets (Christmas market) at Spittelmarkt are also very popular. In addition, the extraordinary proximity to the city and an atmosphere that need not fear international comparisons. The most famous Viennese "hill" has welcomed many historical personalities in its history, but also simple folk and many artists.

House of the sea

The House of the Sea is a former flak tower in the middle of the 6th district, which today serves as a zoo of various marine aquariums and terrariums. In the House of the Sea, tropical freshwater and saltwater fish cavort alongside fish from the Mediterranean and domestic waters. Here you can walk through the tubular Atlantic tunnel, watch hammerhead sharks on the 10th floor of the tower and take a closer look at monkeys, crocodiles, giant snakes and tarantulas in the tropical house. Another attraction here is the magnificent view from the roof terrace, where you can enjoy a magnificent view of the city.
