Project Presentation

The urban development project "Naturnahes Wohnen Gerasdorf" is a housing estate with a total of 35 terraced houses and two apartment blocks with a total of 41 apartments in Gerasdorf, near the city limits of Vienna. The construction plan is divided into three sections, after which the terraced houses are to be built in the first stage. The living space of the terraced houses amounts to a total of 4,767m² plus open spaces and balconies. In addition, 71 parking spaces will be allocated to the townhouses. The aim of this crowdinvesting campaign is to partially redeem the invested capital for the first phase.

The development project will become a landmark in the area. It is impressive in terms of architecture, social amenities (meeting and communication zone), functional floor plan solutions and residential character. The proximity to the historical center of the village, to stores for daily needs, to educational institutions (elementary school, new middle school, kindergarten) and recreational facilities (e.g. golf club, riding club, swimming ponds, tennis courts) are a plus.

The project is characterized by an environment with high development potential, as well as a very experienced project developer with an excellent network.

The motto "Become a city - stay a village!" is further emphasized by the town of Gerasdorf near Vienna: Gerasdorf still looks quite village-like in some parts of town, while the population offers almost all the important facilities of a modern city, thanks to the G3 Shopping Resort, numerous sports facilities and music school, as well as numerous stores, among other things. Gerasdorf borders several other municipalities, including Vienna, Wolkersdorf, Deutsch-Wagram, Pillichsdorf and Hagenbrunn! Parts of Gerasdorf are also home to the Marchfeld Canal, which is an artificially created canal or river in Lower Austria and Vienna.

Marchfeld

The Marchfeld, located between the two capitals of Vienna and Bratislava, is one of the largest plains in Austria with some hidden charms. Wide fields, rolling hills and the Danube floodplains are characteristic of the landscape. In the south, the Marchfeld is bordered by the Danube. The region thus has the largest share in the Danube Floodplains National Park. The eastern border (with Slovakia) is formed by the Morava River, the northern one by the Northern Railway and the western one by the trans-Danubian districts of Vienna (Floridsdorf and the Danube City). The Marchfeld Canal (shown in the city coat of arms) cuts through the urban area of Gerasdorf over a length of about 5 km.

G3 Shopping Center

The G3 Shopping Resort in Gerasdorf is considered the fifth largest shopping center in Austria and is located in the municipality of Gerasdorf bei Wien (industrial area Seyring) near Hagenbrunn! The name G3 is said to come from G for Gerasdorf and 3 for the 3 components of the shopping center: retail park, shopping center and Hornbach! Owner is the ECE Projektmanagement Austria GmbH! In the G3 you can find between 140 and 180 different stores on about 70 000 m²! The G3 is not only for people from Gerasdorf - a shuttle bus takes Viennese from Floridsdorf train station directly to the G3. The G3 opened on October 18 in 2012 and has around 4000 parking spaces and 2000 workplaces (G3 and surrounding area).

Gerasdorf Bathing Pond

The Gerasdorf bathing pond was built between 1989 and 1992, and the construction of the sanitary facilities also took place in the course of this construction. In 2002 the canteen was built and since 2005 there are the bathing jetties. The bathing pond has a water surface of approx. 25,000 m².

Hospital Vienna North

Krankenhaus Nord - also known as Klinik Floridsdorf - was built on a former ÖBB site and opened for test operations in early April 2019. Full operations will start in summer 2019 and, according to current plans, will have a capacity for up to 40,000 inpatient admissions, 250,000 outpatient frequencies and around 16,000 surgical procedures with its 800 beds. It will occupy a central location in Vienna's hospital landscape.
