Project Presentation

The project at Geblergasse 101 is located in a quiet residential area, close to Lorenz-Bayer-Park. Within the framework of an old building renovation including new attic construction, 21 apartment units will be realized, 17 of which are standard floor apartments and 4 attic apartments. All open spaces are located in the quiet inner courtyard with beautiful trees. On the first floor there are beautiful garden apartments in an absolutely quiet location.

The location of the project impresses with the quiet residential area as well as the excellent connection to the public transport network. From here, streetcar line 2 runs directly to the Ringstrasse, making Vienna's city center within walking distance. Currently, the new U5 subway line is under construction. The new turquoise line will be the first fully automatic subway in Austria from 2025.

The project is being realized by Kvierreal Immobilien Group, which has already successfully obtained the building permit after purchasing the property. Construction will start shortly and planning has already been completed. Geblergasse 101 is located in the center of a residential area with low traffic volume outside the "Gürtel" artery of Vienna. The connection to the public transport network is also given by bus lines and the subway station Alser Straße. Within a few minutes you can reach the city center directly with the U6. Bus line 46B takes you to the Heuberg, an extensive recreational area.

Vienna General Hospital

The Vienna General Hospital is one of the largest hospitals in Europe and the largest in Austria. It has over 2,000 beds and employs nearly 10,000 people, about one-sixth of them doctors. In addition to the Lorenz Bayer Park, the Türkenschanzpark, named after the Second Turkish Siege, offers residents of the 17th district a large recreational world on 2,500 square meters with streetball, beach volleyball, basketball and skate facilities as well as extensive recreational areas.

The observation tower offers a breathtaking view of Vienna and the Vienna Woods. In 1991, the Turkish Yunus Emre Fountain (corner of Feistmantelstraße/Dänenstraße) was presented by the then Turkish ambassador as a sign of friendship between Vienna and Turkey. Due to its topography, Türkenschanzpark is extremely scenic and, because of its ponds and streams, waterfalls and fountains, it is still very popular among the population as an excursion destination.
