Project Presentation

In the quiet side street to Friedrich-Schiller-Straße in the center of Mödling, a new building is being constructed, including an addition to the existing property. In the course of the new construction as well as the extension of the existing building, a total of 32 apartments will be built on a floor space of 2,200 m². An elevator will also be installed and a total of 14 car parking spaces will be created on the first floor of the new building. This project has already been sold to an investor and 60% of the construction work has already been completed.

The good location of the project is characterized by good public transport connections to the nearby Mödling train station and the proximity to the largest shopping center in Austria, Shopping City Süd. Transportation access for cars is provided by the A2 freeway access road, which means that the superordinate traffic junction Vösendorf can be reached quickly. The city center of Vienna can thus be reached within a few minutes.

WELCOME TO MÖDLING NEAR VIENNA

Mödling is located in the sought-after bacon belt of Vienna. Located in the south of Vienna, the city limits can be reached within a few minutes by car as well as by public transport. Both the nearby A2 freeway and the Mödling train station offer first-class transport connections for commuters or short trips to Vienna. In addition to numerous green spaces, swimming ponds, pedestrian zones and local recreation areas, which make up a large part of the total area of Mödling, the well-known Shopping City Süd is also in the immediate vicinity.

Historically, finds dating back to around 5,000 BC prove the origins of Mödling. However, Mödling was first mentioned in the middle of the 9th century, although the addition of the name Mödling was only added in the early 19th century to simplify postal delivery. In 1849 the railroad station Mödling was completed to improve the connection to the federal capital Vienna and is still in use today. Today, Mödling is a sought-after place to live due to its proximity to Vienna. As part of the Viennese Speckgürtel, Mödling offers its residents good infrastructural connections and a rich selection of Heurigen, restaurants and local suppliers.

For a shopping trip, the largest shopping center in Austria, the Shopping City Süd or also called SCS, can be reached in a few minutes by car. Due to the good connection to the railroad station Mödling, which can be easily reached from Guntramsdorferstraße 9, the main railway station of Vienna can be reached in about 30 minutes, and by car the city limits in only 10 minutes.

Shopping City South

The largest shopping center in Austria has been in existence since 1976 and is also one of the largest shopping centers in Europe. With over 192,500 m² of retail space, the SCS offers space for more than 300 business, gastronomy and entertainment operations and also houses its own cinema. With 10,000 parking spaces, the SCS is primarily geared to car traffic and enjoys great popularity even beyond the borders of Germany. Every year more than 23 million visitors from Austria to Hungary and Slovakia visit the SCS and it offers a unique brand selection and shopping experience.

Liechtenstein Castle

Liechtenstein Castle, the ancestral castle of the Princes of Liechtenstein, located on the edge of the southern Vienna Woods, is not a museum in the traditional sense, but rather a place steeped in history, yet at the same time extremely lively, attracting thousands of visitors from all over the world every year. In addition to essential parts of the Romanesque castle complex dating from 1130, numerous furnishings such as weapons, furniture and beamed ceilings, reliefs and the castle chapel, as well as one of the most beautiful views over Vienna, make the castle an attractive cultural institution all year round.

HTL Mödling

The HTL Mödling is a vocational secondary school (Höhere technische Lehranstalt) with an affiliated experimental institute (HTBLuVA) in Mödling, which is derived from the k.u.k. Technische Militärakademie Mödling and with about 3,500 students is one of the largest schools in Europe.

Local recreation areas and culture: Kahrteich and the Migazzi House

In summer, the residents of Wiener Neudorf benefit from numerous opportunities for sports and leisure activities in the market town. In the immediate vicinity of Schillerstraße 6-8 is the Kahrteich, which is used as a swimming pond in summer. Besides swimming, the pond also invites for fishing and diving. For culture enthusiasts, the Migazzi Haus offers numerous events, concerts and lectures. In addition to entertainment, the Migazzi Haus also houses the community archive and the community library. The nearby monastery park offers young and old a local recreation area with all amenities, such as a playground for the children and nearby wine taverns for refreshment after a family outing.
