This investment involves considerable risk and may result in partial or total loss.The project "Weizengasse 5" comprises the new construction of 3 detached houses in a rural location in Vienna's 10th district. As the construction work has already been completed, this project has no construction risk. This project is merely an equity release and thus includes the refinancing of part of the acquisition of the property and the construction measures for the construction of the three new buildings. Contracts for the pre-sale and individual sale of residential units have not yet been concluded; preliminary negotiations are currently underway.
As part of the development project, a total of around 510 m² of usable space will be created here, divided into 3 residential units. The properties offer a wide range of attractive outdoor areas, ranging from roof terraces to small gardens. The proximity to green recreational oases and good transport links ensure a high quality of living and life. The district has a little bit of everything: The district's shopping streets and markets are cultural meeting places, while green recreational areas such as the Wienerberg or the idyllic Oberlaa show the family-friendly and characteristic side of Favoriten.
The 10th district of Vienna, Favoriten, is characterized by its location south of the inner districts and extends to the southern city limits. As a large district, it is experiencing significant population growth and a high level of construction activity. Today, Favoriten is the most populous district in the city with around 200,000 inhabitants and is home to around 10 percent of Vienna's total population. Historically, Favoriten was always considered a working-class district, but this image has changed considerably in recent years.
Favoriten has a little bit of everything: The district's shopping streets and markets could be described as a meeting place of cultures, green recreational areas such as the Wienerberg or the almost village-like Oberlaa reflect the family-friendly and atmospheric side of Favoriten. The former Ankerbrotfabrik, the Hotel Schani, the magnificent Amalienbad and the Tichy ice cream parlor are also known and loved beyond the district's borders.
Nothing is worth more than a good location. The "Weizengasse 5" project is located in the 10th district of Favoriten in Vienna, adjacent to Leopoldsdorf in Lower Austria.
Stores for daily needs such as pharmacies and grocery stores are located directly in Leopoldsdorf. In addition, the Inzersdorf industrial area is only a few minutes away by car, where you will find a wide range of different specialist stores, such as DIY stores, clothing stores, etc. The property is located close to the S1 expressway, which, as Vienna's outer ring road, enables quick access to the city center and the surrounding towns. The Rothneusiedl urban development area adjacent to the north will enhance the location in the near future, for example by extending the U1 underground line directly into the project area.
Diverse Favoriten, urban development and green recreational oasis - this aptly describes the district and thus the location of the "Weizengasse 5" project.
The fact that Favoriten is the district with the second-highest production of new space after Donaustadt is evident from the numerous developments and lively construction activity. Projects such as DECK ZEHN at Laxenburger Strasse 2 and The Metropolitan at Karl-Popper-Strasse 5 are located along the main railway line. The district's great innovative potential is evident in the current urban development areas: Am Kempelenpark and Neues Landgut prove how the creation of green spaces can work despite dynamic residential development. In addition, the City of Vienna has brought the first "Supergrätzl" to the capital with a pilot project in Favoriten: A traffic, open space and greening concept was developed for the area between Gudrunstraße, Leebgasse, Quellenstraße and Neilreichgasse, similar to the superblock in Barcelona, which has caused a huge international stir.
Over the next decade, an urban and lively district will be created on a total area of 124 hectares. The aim is to create a pioneering district for climate protection and climate adaptation with plenty of green and open spaces as well as affordable housing. In addition to living and working, social, cultural and sporting uses are also planned. The rural character is to be integrated and reinterpreted in the sense of an urban district. How these objectives could be implemented spatially is currently being explored in an urban planning competition. Following the political decision in the town hall, the model will ultimately form the basis for zoning. Construction work is then set to begin from 2030.
The Oberlaa subway station is the southern terminus of Vienna's U1 subway line. It was opened together with the southern extension of the U1 from Reumannplatz on September 2, 2017. Oberlaa station is located above ground in the south of Vienna's 10th district, directly at the entrance to Therme Wien. To the north of the station is the Oberlaa spa park, to the south is the Donauländebahn; on the other side of the line, not immediately adjacent, is the historic center of the Oberlaa district. As part of the development of the Rothneusiedl district, the U1 will have another terminus in addition to Oberlaa in the future.
Therme Wien in Oberlaa offers high-quality wellness facilities as well as around 4,000 m² of water, 3,000 m² of sauna area and a 6,000 m² health area. The recreational oasis in Oberlaa not only offers top-class architecture and appealing design, but also numerous facilities: Grotto pools, bubble pools, outdoor pools for children & sports, Finnish saunas and steam baths, wide, tire and adventure slides, diving towers and massage beds. But that's not all, there is also daily children's entertainment and even Austria's first thermal spa library.
The Kurpark Oberlaa is located in the south of Vienna, in the 10th district, and is a recreational area covering a total of 860,000 m². The Kurpark is part of Vienna's green belt, which also includes the Wienerberg and Laaerberg. The park also has historical origins and was created as part of the Vienna International Garden Show in 1974. 2,400 roses, various gardens and play and sports facilities can now be found on the former brickworks site. Visitors can stroll through a wide variety of themed areas and gardens, such as the allergy garden, the baroque fountain garden or the flower labyrinth.
The Wienerberg recreation area is a large green space on a former brickworks site on the southern slope of the Wienerberg and is part of Vienna's extensive green belt. It is located in the south of the city, in the 10th district, between Triester Straße in the west, Raxstraße in the north, Neilreichgasse in the east and Otto-Probst-Straße and Friedrich-Adler-Weg in the south. The recreational area was created by the City of Vienna in the 1980s following an urban planning ideas competition and a landscape plan: This created a characteristic and ecologically important urban biotope. It fulfills both nature conservation tasks and the population's need for recreation.
The former moated castle in Leopoldsdorf is located in a spacious park and was once surrounded by a double ring of walls and a system of moats. Remains of this can still be seen today. The present-day castle was built by Hieronymus Freiherr von Beckh, who had the old castle converted into a regular quadrangle in the Renaissance style in 1581. After numerous changes of ownership, Baron Emmerich Waechter took over the property in 1889 and had the castle significantly altered again in the historicist style. After a long period of vacancy, Dr. Michael Müller acquired the castle in 2007 and restored it extensively. The property is currently for sale again.
