Project Presentation

The project "Wienerbergstraße 36" comprises the refurbishment of a new-build apartment building as well as the optimization of the letting of the vacant residential units of the existing building. The property is currently 80% rented and has a total of 18 residential and 2 commercial units with an existing area of around 1,480 m² (total usable area). The property covers a total area of 328 m².

The purchase agreement has been concluded and the issuer is already the owner of the property. The project currently generates around € 150,000 in annual rental income. With regard to the optimization of the rental, initial preliminary negotiations are already underway for new leases, tenant changes and corresponding renovation measures.

The property is located in a central location in Vienna Meidling - in the 12th district of Vienna. In the immediate vicinity are numerous local amenities of all kinds as well as the transport hub Bahnhof Meidling (U6, suburban trains, Badner Bahn, bus and streetcar lines). Thus, the location is excellently connected to the public transport network. Meidling is the 12th district of Vienna, which is located southwest of the inner districts and thus close to the city limits of Vienna. The district has a wide variety of qualities and has developed over the years into an up-and-coming and popular residential district. The many quiet squares and relaxed residential neighborhoods in the individual districts, for example, speak for this. At the same time, the Inner City and St. Stephen's Cathedral are easy to reach due to the good transport connections. The first documented mention of "Murlingen" dates back to 1104, when the area was largely landed property of the monastery Klosterneuburg. When a sulfur spring was discovered in Meidling, the place developed into a popular destination for the Viennese. Rapidly growing industry turned Meidling into a typical working-class district, where numerous urban community buildings were built in the early 20th century and, after World War II, sprawling apartment complexes.

Meidlinger Hauptstraße

Meidlinger Hauptstraße is not just a shopping street, but rather a meeting place for people who want to enjoy the atmosphere of the district. There is no trace of the hustle and bustle of the inner districts here. The well-known Hauptstraße is the main shopping street of Vienna's 12th district Meidling and today it is mostly a pedestrian zone. The pedestrian zone is wide and spacious and almost contrasts with the rather low-rise buildings that house numerous stores. The whole thing gives this shopping street a family atmosphere and you can still imagine how life was once like in the old Viennese suburb. Many pubs and restaurants provide culinary variety - in addition to the usual snack bars, there are also some culinary gems, from Viennese cuisine to Vietnamese, to be found on Meidlinger Markt.

Vienna Meidling train station

Vienna Meidling train station is the second most important train station in Vienna after the main train station. Meidling station is located about 3 kilometers west of the main station. Further west of Meidling station, the long-distance lines branch off to the west and south. All ÖBB long-distance trains run between Meidling station and the main train station. East of the main station, the long-distance lines branch off to the north and east. This means that almost all long-distance trains can also be boarded at Meidling station.

Schönbrunn Palace

Schönbrunn Palace is the largest palace as well as one of the most important and most visited cultural assets in Austria. Schönbrunn Palace, including its 160-hectare park, is a UNESCO World Heritage Site. Under Empress Maria Theresa, Schönbrunn Palace acquired its present form and served as the summer residence of the Austrian imperial family from the mid-18th century until the end of World War I. During this time, the palace was almost completely renovated. During this period, the palace was almost continuously inhabited by a court of several hundred people and became a cultural and political center of the Habsburg Empire. During the Austro-Hungarian monarchy it was also called "k.u.k.. Schönbrunn" pleasure palace. The spacious surrounding park invites you to take long walks and long runs.

Wienerberg City

Wienerberg City is a newly created district in the adjacent 10th district of Favoriten in Vienna. This is located on the crest of the Wienerberge and, along with Donau City, forms Vienna's largest skyscraper cluster. According to the concept, "a modern and new district" is being created here, which will offer new housing and jobs and, with its immediate proximity to the Wienerberg recreational area, promises its users and residents a high quality of life. This is rounded off by the excellent transport links.

Hetzendorf Baroque Palace

Hetzendorf Palace is a baroque palace located at Hetzendorfer Strasse 79 in Vienna's 12th district of Meidling, which serves as the seat of the Fashion School of the City of Vienna. It is located in the southwest of the city not far from the Vienna Hetzendorf S-Bahn station on the Südbahn and has a stop on streetcar line 62 and bus line 63A. Due to the school's operation, it can usually only be visited from the outside.
