The project "Simmeringer Hauptstraße 25" comprises the refurbishment of an apartment building, as well as the optimization of the rental of the vacant residential units of the existing building. The property is currently 74% rented and has a total of 32 residential units with an existing area of 1,965 m² (total usable area). The property covers a total area of 763 m².

The rental agreement cannot be terminated by Volkshilfe for a period of 7 years. The rental income is therefore largely secured.

The purchase agreement has been concluded and the issuer is already the owner of the property. The property is located in the 11th district of Vienna, which is called Simmering. It is characterized by its excellent location directly on the busy Simmeringer Hauptstraße. The U3 station is within walking distance of the property in only 5 minutes, so that residents can reach Vienna's city center in no time. Local amenities of all kinds (schools, kindergartens, pharmacies, doctors) are located in the immediate vicinity of the property. The Hyblerpark, which is only 400 meters away, can be reached in a short time and invites to relaxation and leisure activities.

Behind the borrower is the founder of the Velum Group with more than 15 years of real estate experience in Austria and Germany.

Austrian creditworthy tenant - Volkshilfe

Volkshilfe is a non-profit and non-denominational welfare organization that plans, builds, operates and supports professional social and socio-medical facilities and projects in Austria and internationally. With constant rental income and a fixed 7-year lease agreement that cannot be terminated by Volkshilfe, the rental income can be largely secured.

Rental income of about 200,000 € per year

Currently, around 200,000 € p.a. in rental income is being generated. After the optimization of the existing building and the refurbishment of the residential units, around 225,000 € p.a. can be achieved.

Security through the Rendity interest deposit

The Rendity Zinsdepot serves as a hedge for our investors. The interest deposit account is subject to fiduciary safekeeping and is used exclusively to offset interest payments that have not been made or missing capital repayments to investors.

Regular additional income - 5.00% p.a. Distribution quarterly

Investors receive quarterly distributions of 5.00 % p.a. on their invested capital during the term. The capital invested is repaid to the investors at the end of the term

Investment Case

The Borrower is the registered owner of the property with the address Simmeringer Hauptstraße 25, 1110 Vienna (Austria). The apartment building has a usable living space of 1,965 m² and a land area of 763 m². In total, annual net rental income of approximately 200,000 € is currently being generated. The property owner plans to refinance and optimize the property, as well as to renovate the rental income.

The purchase of the property has already been completed and the issuer is already the owner of the property. The objective of the issue is to partially redeem the own funds used, as well as to finance the redevelopment costs incurred in the course of this optimization due to tenant changes.

Distribution every 3 months:

During the term, the lender receives an annual distribution of 5.00 %.

Interest Depot:

The Rendity interest deposit serves as a security for the investors. Before the start of each project, the respective borrower has to deposit an interest deposit in the amount of the interest for half a year into a separate trust account. The interest deposit deposited by the borrower is subject to fiduciary safekeeping and may only be used to compensate for interest payments not made or missing capital repayments to the investors.

Welcome to 1110 Vienna

The 11th district, also known as "Simmering", is located at the southern end of Vienna and borders directly on the Danube Canal. Unique for Vienna is the very high proportion of grassland of almost 45%, which is largely used for vegetable cultivation. Due to the proximity to the Danube Canal as well as the location at the city border, many traditional industrial companies such as Siemens, Steyr and other companies have settled in Simmering. Due to the very good traffic connection by the eastern freeway A4, on the one hand the airport Schwechat can be reached in a few minutes by car and on the other hand southeastern areas like the Neusiedlersee are only a short drive away, without having to drive through the city center. The lifeline of Simmering is the Simmeringer Hauptstraße, which crosses almost the entire district and connects Simmering with the inner districts of Vienna, as well as offering residents an excellent range of local suppliers, shopping centers and restaurants.

Discover the surroundings

Simmering is the district where suburb and big city are united. The historical origins of Simmering can be traced back to the Bronze Age. However, Simmering only gained economic importance around 1605 with a brewery, which was one of the most important sources of income for over three centuries. As the name of the property suggests, Simmeringer Hauptstraße 25 is located directly on Simmeringer Hauptstraße with its numerous stores and restaurants. Both the transport links via the Zippererstrasse subway station and the local amenities leave nothing to be desired for the residents.

Hyblerpark

Hyblerpark, designed by landscape architect Professor Ing. Sepp Kratochwill, is located only a few minutes' walk from the property "Simmeringer Hauptstraße 25". In 2000 the park was equipped with new ball games and patchwork courts. The U3-station Zippererstraße, as well as a day care center for children were harmoniously integrated into the park. The 3,500 m² park invites visitors to linger after a short walk.

Simmeringer Hauptstrasse

Simmeringer Hauptstraße runs right through the entire eleventh district and forms the lifeline of the 11th district with countless stores, restaurants and cafés as well as several shopping centers. The origins of Simmeringer Hauptstraße can already be found in the Roman Empire. Thus, the Limesstraße was already used by soldiers to march to Carnuntum. Via the highway exit Gürtel/Landstraße the Simmeringer Hauptstraße can be reached at the northern end and borders to St. Marx and the Vienna Biocenter. Simmeringer Hauptstraße leads via Enkplatz to the U3 Simmering terminus and ends at the Vienna Central Cemetery.

Vienna Central Cemetery

At almost 2.5 km², the Vienna Central Cemetery is one of the largest cemeteries in Europe. Due to the enormous area and the large wooded areas, the cemetery is also used as a recreational area. In addition to the diverse fauna, the Central Cemetery provides a habitat for around 20 deer and other animals such as kestrels, badgers and martens. Originally opened in 1874, the Central Cemetery is home to three million buried Viennese, significantly more than currently live in Vienna. Due to the many honorary graves and Art Nouveau buildings, the Central Cemetery is also one of the sights of Vienna.

Gasometer

The four former gigantic gas tanks were revitalized around the turn of the millennium and now offer a huge entertainment center as well as an event hall, around 600 apartments and a student dormitory. The original 6 gas tanks have been considered landmarks of Simmering ever since they were built in 1896, as they could be seen from almost everywhere at a height of around 70 meters. Before the revitalization, the domed rooms were used for various exhibitions and even provided a unique film set for the James Bond film "The Touch of Death". For each of the four gasometers, an individual concept with a village character was developed by one of the four architects Jean Nouvel, Wolf D. Prix, Manfred Wehdorn and Wilhelm Holzbauer.

Simmeringer Haide and Albern Harbor

The former pastureland and topographically rather inconspicuous Simmeringer Haide today contributes significantly to the landscape of the 11th district. Since the Simmeringer Haide has been intensively farmed by farmers for vegetable and grain cultivation, glass houses stretch for miles and supply the Viennese and residents of Simmering with fresh vegetables. Thanks to its unique location and atmosphere, the former commercial port of Albern is nowadays used extensively for open-air events.
