This investment involves considerable risk and may result in partial or total loss.The project "Oberlaaerstraße 319" is a stylish new construction project, where 5 single family houses will be built. The real estate project will be located in the 23rd district of Vienna near the Wienerberg as well as the Laaer Berg. The location is characterized by the combination of urbanity and recreation. In terms of transportation, Oberlaaerstraße 319 is well located, with the bus station, which is only a 2-minute walk from the property, the subway station "Neulaa" (U1) and thus the city center is easily accessible.
As part of the new construction, a total of five single-family homes with a total weighted living area of 578 m² are being built here. The units have balconies, loggias and gardens. All residential units (100%) are intended for residential use. The developer already owns the property and a building permit is already in place. Following the completion of the new construction project, all residential units will be sold individually.
The project will be realized by Laura Bauträger GmbH, which has already acquired the property. The building permit and the contracts for the execution of the construction measures are available. The construction work is scheduled to start in the 2nd calendar quarter of 2023 and completion is expected in the 4th calendar quarter of 2024.
The 23rd district, also called "Liesing", is located in the southwest of Vienna and borders Lower Austria with the southern district border. Liesing is home to about 106,000 inhabitants, and the district's population has almost tripled since 1960.
More than 100 km2 of green space is available to the inhabitants of Liesing on 320 km2. This high proportion of green spaces and recreational areas, such as the Mauerer Wald and the proximity to the Lainzer Tiergarten, makes Liesing a sought-after district to live in. In addition to the popular residential areas, Liesing is also home to the important industrial center of In-zersdorf, which extends into the district area of Siebenhirten. Resident companies include the well-known manufacturer of trucks Rheinmetall MAN, the Austrian State Printing Office and several logistics centers, which take advantage of the excellent location near the A21 highway and the city center of Vienna.
Historically, the 23rd district in its current form with its 8 districts was created in 1954 from parts of the former 25th district. Today Liesing is one of the most popular districts of Vienna, because the city center is easily accessible due to the good public infrastructure such as the subway line U6 or several rapid transit lines and offers its residents many recreational areas to escape the stress of everyday life.
Oberlaaerstraße 319 is located in an idyllic location and is well connected to the public transport network. A bus station can be reached in only 2 minutes on foot and the subway station "Neulaa" (U1) can be reached by means of the line 67A as well as 67B. By means of the subway line U1, the Vienna city center can be reached in only a few minutes.
The Wienerberg recreation area is a large green space on a former brickyard site on the southern slope of the Wienerberg and is part of the extensive Vienna Green Belt. It is located in the south of the city, in the directly adjacent 10th district (Favoriten), between Triester Strasse in the west, Raxstrasse in the north, Neilreichgasse in the east and Otto-Probst-Strasse and Friedrich-Adler-Weg in the south. The Wienerberg recreation area was created by the City of Vienna in the 1980s after an urban planning ideas competition and a landscape plan: Hereby a characteristic and urban ecologically important biotope was created. It fulfills both nature conservation tasks and the population's need for recreation.
With the establishment of the plant of the brick manufacturer "Wienerberger", Inzersdorf and large parts of Liesing have become an important industrial center. In Inzersdorf is also located on an area of 3 km2 the wholesale market Vienna. The wholesale market Vienna, formerly called Großgrünmarkt Wien-Inzersdorf, is the most important wholesale location for food in Austria. In addition to fruit and vegetables, flowers, meat and fish are also sold on 3 km2. About 70% of the total Austrian turnover of fruit and vegetables takes place in the wholesale market Vienna. The industrial area extends further from Inzersdorf into the area of Siebenhirten and from there into the adjacent industrial area in the district parts Liesing, Erlaa as well as Atzgers-dorf and is bordered by the southern railway line and the Liesingbach. Among the best-known companies that have their headquarters in the 23rd district are the Austrian State Printing Office and the tool manufacturer Hilti Austria.
The Kurpark Oberlaa is located in the south of Vienna, also in the directly adjacent 10th district of Vienna, and is a recreational area with a total of 860,000 m². In the west, the park is bordered by Laaer-Berg-Strasse, in the south by Kurbadstrasse near the Oberlaa spa center and in the north by Filmteichstrasse. The spa park is also part of the green belt in Vienna, which also includes the Wienerberg and the Laaerberg. In addition, the park has historical reasons and originated from the Vienna International Garden Show of 1974. Where once there was only clay on the former brickworks site, today there are around 2,400 roses, various gardens, and play and sports facilities. Visitors can stroll through a wide variety of themed areas and gardens, such as the Allergy Garden, the Baroque Brunn Garden, the Japanese Garden or the Flower Labyrinth.
The FH Campus Wien is the largest university of applied sciences in Austria. It offers bachelor's and master's degree programs as well as continuing education courses organized in seven departments: 10 Applied Life Sciences, Engineering, Building and Design, Administration, Economics, Security, Politics, Health Sciences, Applied Nursing Science and Social Sciences. The FH Campus Wien is located at sites in Favoritenstraße in Vienna's 10th district, Muthgasse in the 19th district (at the University of Natural Resources and Applied Life Sciences Vienna), Campus Vienna BioCenter and Schloss Laudon in the 14th district.
