Project Presentation

The "Oberlaaer Straße" project is a new construction project in the 10th district of Vienna in the immediate vicinity of the Oberlaa underground station (U1). In the course of the project, a newly constructed residential complex with 16 units and a usable floor space of 1,530 m² as well as 20 parking spaces will be built. So far, 40% of the apartments have already been sold. With the start of construction of the second building, marketing of the remaining apartments will begin.

The residential units will be built with a special focus on modern and comfortable construction methods. Special attention will be paid to the use of high-quality materials.

The project will be implemented by PECADO GmbH, which has already implemented a large number of successful real estate projects in the past, especially attic storey extensions.

For the purpose of partial financing, Oberlaaer Straße 108 Immobilien GmbH intends to take up qualified subordinated loans of a maximum of € 350,000.

The borrower is the land registry owner of the properties with the addresses Oberlaaerstraße 106 and Oberlaaerstraße 108 in 1100 Vienna. A total of 16 residential units with a usable floor space of 1,530 sqm and 20 parking spaces will be built in new construction. The properties have already been acquired, the planning phase has been completed and construction of the first building is well advanced. After obtaining the building permit, construction work will begin on the second structure. So far, 40% of the residential units have already been sold.

Annual distributions:

During the term of the loan, the lender will receive an annual distribution of 6.50%.

Short term:

The lender receives its invested capital back after the sale of the apartments. According to the plan, this is to take place after 24 months.

Location

The favourite is the 10th district of Vienna. It is located south of the inner districts, extends to the southern city limits and is a district with strong population growth and high construction activity. Early on, the district enjoyed rapid population growth due to the large number of resident industrial companies. Already at the beginning of the First World War, the district's population was just under 160,000. Even after the Second World War, the population in Favoriten - in contrast to many other districts of Vienna - quickly returned to its pre-war level due to extensive land reserves. Today, Favoriten is the most populous district of the city with about 200,000 inhabitants and is home to about 10% of all Vienna's residents. Historically, Favoriten has always been perceived as a working class district, but this has changed considerably in recent years.

The 10th district of Vienna has experienced a special upswing in recent years due to the newly built Vienna Central Station. In the last decade, not only the most modern and largest railway station in Austria with a daily passenger frequency of approx. 145,000 people was built here, but also large-scale urban development projects. Oberlaa spa gardens

The Kurpark Oberlaa is a park in the 10th district of Vienna Favoriten, on the south-eastern slope of the Laaer Berg near Oberlaa. Its area is about 860,000 m². Horticultural monuments, path systems and artificial soil formations are listed as historical monuments. After the great success of the "Vienna International Horticultural Show 1964" (WIG 64) in the Donaupark in Vienna's 22nd district, the Vienna City Council wanted to hold another international horticultural show in Vienna. The former brick area on the south-eastern slope of the Laaer Berg, which had also served as a film location for monumental films of the silent film era, was rounded off by the purchase of gardening land and vineyards. It was the ideal location for the project and the associated construction of a large green area. The Oberlaa sulphur springs have had a spa facility since 1969. After an international competition, which was won by the Frankfurt garden architect Erich Hanke in 1969, working groups of landscape architects from different countries were formed. The best designs of all projects were combined in the planning and implementation.

FH Campus Vienna

The FH Campus Wien is the largest university of applied sciences in Austria. It offers bachelor's and master's degree programmes as well as continuing education courses, which are organised in seven departments: Applied Life Sciences; Engineering; Building and Design; Administration, Economics, Security, Politics; Health Sciences; Applied Nursing Science and Social Sciences. The FH Campus Wien is located at sites in Favoritenstraße in the 10th district of Vienna, Muthgasse in the 19th district (at the University of Natural Resources and Applied Life Sciences Vienna), at Campus Vienna BioCenter and in Laudon Castle in the 14th district.
