Project Presentation

The project "Mayssengasse 22" involves an extensive revitalization and general renovation of the property, including an attic floor extension, in the middle of the 17th district, close to all important amenities of daily use and at the same time surrounded by sufficient local recreation areas and recreational areas.

After completion of the construction work, a total of 9 newly constructed exclusive attic apartments and 15 completely renovated or revitalized old apartments in the regular floors of Mayssengasse 22 will be offered for sale. The 17th district or also called "Hernals" is a district in the northwest of Vienna and borders on the districts of Penzing, Ottakring, Josefstadt, Währing and Döbling.

Approx. 57,180 inhabitants live on an area of 11.35 km². Hernals, the 17th district of Vienna, is appreciated by its inhabitants because of its simultaneous proximity to the city centre (university and town hall district, as well as the old and new AKH) and to local recreation areas such as the Schwarzenbergpark or the Schafberg. A characteristic feature of Hernals is its strong demographic mix. Thus one finds Wilhelminian-style quarters next to municipal housing estates, cottage areas and old town centres. The diversity of the district can already be seen in its topography: the hilly foothills of the Vienna Woods are located in the west of the district and flatter towards the city centre. More dense and urban development can be found the further one moves into the city.

Mayssengasse 22 is located in the centre of a residential area with low traffic volume outside the "Gürtel", Vienna's main artery. The immediate proximity to local recreation areas means that this location offers recreation through green spaces and local recreation areas as well as the amenities of a modern city district with extensive social, educational, cultural and sports facilities and various local amenities. The connection to the public transport network is also provided by bus lines and the underground station Alser Straße. Within a few minutes you can reach the city centre directly with the underground line U6. The bus line 46B takes you to the Heuberg, an extensive local recreation area.

AKH Vienna

Lorenz Bavarian Park

The present park was created in 1905 after the former Hernals municipal councilor Lorenz Bayer. The Hernalser Park offers new training equipment to the residents and is considered an active park for outdoor activities as well as sports. In addition to the Lorenz Bayer Park, the Türkenschanzpark, named after the second Turkish siege, offers residents of the 17th district a large leisure world with streetball, beach volleyball, basketball and skating facilities as well as extensive recreational areas on 2,500 square metres. The observation tower offers a breathtaking view of Vienna and the Vienna Woods. In 1991 the Turkish Yunus-Emre-Fountain (corner Feistmantelstraße/Dänenstraße) was handed over by the then Turkish ambassador as a sign of friendship between Vienna and Turkey. Due to its topography, the Türkenschanzpark is a very attractive landscape and, because of its ponds and streams, waterfalls and fountains, it is still very popular with the population as an excursion destination.
