Project Presentation

The project "Mariengasse 12" is an extensive renovation and general refurbishment of the property with a total of 21 residential units and 2 commercial areas in the middle of the 17th district. The revitalization property is in a good location close to all important amenities of daily life.

After completion of the construction work, the 21 generally renovated or completely revitalized old apartments and 2 commercial areas will be offered for sale. A total of 1,573 m² of usable space including open spaces, terraces and gardens will be created. The residential units will be built with a special focus on contemporary and comfortable construction. Special attention will be paid to the use of high-quality materials.

The purchase financing of the project has already been secured by debt and equity, so that the realisation can take place immediately. The planning phase has been completed and the building permit has already been issued. Construction is scheduled to begin in 2021 and the sale is planned for summer 2022.

Investors receive an annual interest rate of 7.00% on their invested capital. The interest is distributed to the investors every year. The invested capital is repaid to the investors at the end of the term of a maximum of 24 months.

The borrower is the land registry owner of the property at Mariengasse 12 in 1170 Vienna. A total of 21 residential units with a weighted usable residential area of 2,200 m² and 2 commercial units will be realised. The properties have been acquired, the planning phase has been completed and the building permit has already been issued. The start of construction is scheduled for 2021. It is expected that construction work will be completed by summer 2022.

Annual distributions:

During the term of the loan, the lender will receive an annual distribution of 7.00%.

Short term:

The lender will get back its invested capital after the sale of the apartments. According to the plan, this is to take place after 24 months.

The 17th district or also called "Hernals" is a district in the northwest of Vienna and borders on the districts of Penzing, Ottakring, Josefstadt, Währing and Döbling. Approx. 57,180 inhabitants live on an area of 11.35 km². Hernals, the 17th district of Vienna, is appreciated by its inhabitants because of its simultaneous proximity to the city centre (university and town hall district, as well as the old and new AKH) and to local recreation areas such as the Schwarzenbergpark or the Schafberg. The connection to the public transport network is also provided by bus lines and the underground station Alser Straße. In 1991 the Turkish Yunus-Emre-Fountain (corner Feistmantelstraße/Dänenstraße) was handed over by the then Turkish ambassador as a sign of friendship between Vienna and Turkey. Due to its topography, the Türkenschanzpark is a very attractive landscape and, because of its ponds and streams, waterfalls and fountains, it is still very popular with the population as an excursion destination.
