Project Presentation

The project "Löwenherzgasse 7" is a classic apartment building in Vienna's 3rd district Landstraße, which is being renovated and extended by a two-storey attic extension. The property currently comprises 17 residential units with an existing floor space of approximately 991 m² (total usable floor space). Not only the historical substance and structural characteristics of the existing building are convincing, but also the excellent location of the project site in terms of transport.

As part of the development project, existing units will be renovated and an additional 547 m² of usable living space will be created through the addition of another floor, increasing the total usable space to approximately 1,538 m². The two additional floors are carefully integrated into the historical ensemble of the surrounding existing buildings and form loggias, balconies and roof terraces on the courtyard side. The expansion is a 100 percent residential use. Following completion of the development project, all residential units will be sold individually.

The purchase agreement has been concluded and the issuer is already the owner of the property. A building permit and the contracts for the implementation of the construction measures are currently not yet available, preliminary negotiations are underway. The construction activities are scheduled to start in the 4th calendar quarter 2024 and are expected to be completed by the 2nd calendar quarter 2026.
