This project involves the acquisition of 26 units, with 19 residential units, 6 commercial units and 1 unfinished attic. The property covers an area of approximately 1,042 m². The units have a total usable residential area of 2,708 m². Approximately 26% of the space is used as commercial space. The remainder is used for residential purposes (74%). An expansion of the space in the course of a two-story attic conversion by approximately 740 m² is being planned. Here, 100% residential use is planned.

Investors receive an annual interest rate of 7.00% on their invested capital. The interest is distributed to investors every year. The invested capital is paid back to the investors at the end of the term of maximum 24 months.

Investors receive the Rendity Instant Interest as soon as they deposit their investment, which is paid out as soon as the subscription period expires. The Rendity Instant Interest allows investors to receive interest on their invested capital not only for the loan term, but also for the time before. The property has a total usable residential area of 2,708 m², of which 2,004 m² are accounted for by the 19 acquired residential units. Around 704 m² are for commercial use (6 commercial units). The issuer is planning an attic conversion. In the course of the planned attic conversion, an additional 740 m² will be created.

The property has already been acquired and the first preliminary negotiations for the additional attic conversion are underway. Contracts have not yet been signed. The mezzanine capital will be repaid to the investors through refinancing at the end of the 24 months. The financing will be used for the equity refinancing of the acquisition of the 26 units (including the shell and the commercial units) as well as the planning and development up to the granting of a building permit for the loft conversion and the subsequent global sale of the property prior to the construction phase. The building permit for the projected loft conversion has already been obtained and in the course of this project some planning points will now be adapted and optimized and the building application adapted and resubmitted.

Annual Distributions:

During the term, the lender will receive an annual distribution of 7.00%.

Short Term:

The lender will receive its invested capital back after completion of the first phase of the project. According to the planning, this is to take place after a maximum of 24 months.

With an area of 30,000 m² and 50 stores and restaurants, Wien Mitte The Mall is the largest and most modern shopping center in the heart of Vienna. The Rochusmarkt, which is relatively small at around 3,500 m² , now comprises 40 market stalls and is one of the most visited markets in Vienna. Customers are offered a small culinary oasis. Next to the market, a shopping mile invites you to stroll. The Rochusmarkt used to be a pure flower market. As early as 1192, an important trade route was located on the site of the Rochusmarkt. At the end of the 18th century, the then Augustinermarkt developed there. In 1988, the current market was designed and rebuilt according to a unified concept.

Belvedere Palace

The Belvedere is not only a magnificent Baroque palace, but also houses one of the most valuable art collections in Austria - with major works by Gustav Klimt, Egon Schiele and Oskar Kokoschka. Prince Eugene of Savoy (1663-1736), a successful general and art lover, had the Belvedere Garden Palace built for him by Johann Lukas von Hildebrandt as his summer residence - at that time just outside the city gates. The baroque synthesis of the arts consists of two palaces, the Upper and Lower Belvedere, and today houses Austrian art from the Middle Ages to the present.

Hundertwasser House

The Hundertwasserhaus in Vienna unmistakably bears the signature of artist Friedensreich Hundertwasser, whose real name was Friedrich Stowasser. The exterior façade of the Hundertwasserhaus in Vienna, decorated with many bright colors, magically attracts the eye. Those who live in the Hundertwasserhaus also have the right to design the facade around the windows according to their own taste. More than 200 trees and shrubs on the balconies and roof terraces make the Hundertwasserhaus a green oasis in the middle of the city. The Hundertwasserhaus can only be visited from the outside. Directly opposite the Hundertwasser House, however, is the Hundertwasser Village, which can be visited. It was created in 1990-1991 from a tire workshop. The artist designed here his only shopping center with a "village square", a bar and numerous stores in the typical Hundertwasser style.
