Project Presentation

The project "Kollarzgasse 37" is a modern new construction project in the 21st district of Floridsdorf in the district of Großjedlersdorf. Situated at the northern green edge of Vienna, the project location convinces with its combination of local recreation and small-town lifestyle. In terms of transport, "Kollarzgasse 37" is very well connected to the public transport network via the U1 Leopoldau station, which can be reached by bus.

Within the framework of the development project, a total of around 400 m² of usable floor space will be created here with 100% residential use. The apartment building comprises a total of 6 modern residential units, which optionally have generous balconies, terraces and private garden areas. Following the completion of the new building, all residential units will be sold individually.

The purchase agreement has been concluded and the issuer is already the owner of the property. A building permit and the contracts for the execution of the construction measures have already been obtained. Construction activities are scheduled to start in 2nd calendar quarter 2023 and are expected to be completed by 4th calendar quarter 2024.

The 21st district or also called "Floridsdorf" is a district in the north of Vienna. It borders the Donaustadt district to the south and east and the second longest river in Europe, the Danube, to the south-west. On a size of about 45 km² live about 174,000 inhabitants. Floridsdorf is thus one of the most populous districts of Vienna after Favoriten and Donaustadt. Despite its high population, Floridsdorf is in the lower quarter of Vienna's population density. There are many reasons for choosing Floridsdorf as a residential district: Partly still rural settlements offer tranquility and give a small-town feeling of life, the proximity to the Danube Island provides suitable space for leisure activities, and thanks to excellent transport links, one can reach the city center within about 20 minutes.

Nothing is worth more than a good location. The new construction project "Kollarzgasse 37" is located on the northern edge of Vienna's 21st district Floridsdorf. A section of the Marchfeld Canal runs through Großjedlersdorf, which invites you to take long walks.

Old Danube

The Old Danube is an old arm of the Danube in Vienna. Just seven subway stops from Stephansplatz is the "Alte Donau" recreational area. A variety of popular public lidos can be found along its banks, including the most famous of them all, the Gänsehäufel. The Old Danube is ideal for water sports and recreational activities and is popular for windsurfing and boating on summer days. Along the Old Danube you will find a variety of sailing schools and boat rental facilities. About one million visitors are attracted to the Old Danube every year.

Floridsdorf Water Park

The Floridsdorfer Wasserpark is a small part of the Alte Donau in Vienna's 21st district Floridsdorf, designed as a park. The park was created from 1928 to 1929 and has an area of 143,000 m², about one third of which is occupied by water areas. The water park was one of the largest projects of the Vienna Municipal Gardens under the then director Fritz Kratochwjle. There are 2 ponds connected by canals, as well as a large island. The paths are set with gneiss stones and illuminated with romantic lanterns. Steep, small Japanese-style bridges cross the canals.

Floridsdorf District Museum

The Floridsdorf District Museum, also known as the Floridsdorfer Heimatmuseum, is a museum in the Mautner Schlössl in the center of Vienna's 21st district Floridsdorf. In 1933, the district head of Floridsdorf Anton Feistl founded the Floridsdorfer Heimatmuseum as chairman. The museum gives an overview of the history of Floridsdorf and offers a wealth of old documents, pictures and objects about the district history. The museum deals with the local history and folklore of Floridsdorf, the Bisamberg, the Danube in Vienna, as well as focusing on railroads and industry.

Vienna Leopoldau Station

Wien Leopoldau station is an underground and suburban train hub in Vienna's 21st district of Floridsdorf. Regional trains as well as three S-Bahn lines stop here. It is also the northeastern terminus of the U1 subway line, which is Vienna's longest subway line and serves the central hubs of the city center. The station is located between Thayagasse and Schererstraße, parallel to them, and extends between Höbarthgasse and Adolf-Loos-Gasse. The station is named after the former village and now district of Leopoldau.

City Hiking Trail 5

As part of Vienna's extensive network of hiking trails, the City Hiking Trail 5 covers a distance of 10 kilometers from Stammersdorf to Falkenberg and bears witness to Vienna's diverse beauty. A highlight of the hike, especially in autumn, are the picturesque vineyards with numerous vines perched on the rolling hills. Here in the traditional Heurigen, the grape juice can be tasted. So that children are not left behind during the hike, there are two forest playgrounds along the way with sandbox, meadow ball playground, adventure playground and numerous playground equipment such as swings and slides.
