The property "Koppstraße 2" is an imposing corner apartment building that consists almost exclusively of apartments rented for a limited period. In addition, there is a raw attic from which about 800m2 can be achieved within the framework of 10 units, whereby 9 of these units are two-story and have a terrace. In total, 68 residential units of the apartment building are rented.

The project has a high occupancy rate (94%) and currently generates a net annual rent of € 231,126.

The building is surrounded by all major amenities for daily needs and is excellently connected to the public transport network due to its proximity to the Thaliastraße subway station (U6), which takes only 3 minutes to reach the Westbahnhof station. Velum GmbH has already financed 7 successful portfolio projects with a volume of approximately € 3,700,000 with the help of the Rendity investor community. Of these, one project with a volume of € 350,000 excl. interest has been repaid to the investors. In total, more than € 180,000 in interest has already been paid out. Behind the borrower is the founder of the Velum Group with more than 15 years of real estate experience in Austria and Germany. The issuer's portfolio of apartment buildings and apartments is almost exclusively located in Vienna. In total, the portfolio comprises 33,500m² of usable space, divided into 625 rentable units. The majority of the portfolio is residential. Currently, the portfolio has a market value of approximately € 83,000,000.

Inflation-protected rental income of approximately € 231,126 per year

The project is largely let under fixed-term leases and currently generates net annual rent of € 231,126. Further increases in rental income are expected as a result of new leases for the newly acquired residential units at market rents.

Security through the Rendity interest deposit

The Rendity interest deposit serves to secure our investors. Before the start of each project, the respective borrower has to deposit an interest deposit in the amount of the interest for half a year into a separate trust account. The interest deposit deposited by the borrower is subject to a fiduciary custody and may only be used to compensate for interest payments not made or missing capital repayments to the investors.

Regular additional income - 4.75% p.a. Distribution every 3 months

Investors receive quarterly distributions of 4.75% p.a. on their invested capital during the term. The capital invested is repaid to investors at the end of the term.

The borrower is the registered owner of the property with the address Koppstraße 2, 1160 Vienna. The apartment building comprises a usable floor space of 2,650m². In total, annual net rental income of approximately € 231,126 is currently achieved. The property owner plans to refinance the property, as well as to optimize and renovate it and subsequently sell it.

The purchase of the property has already been completed and the issuer is already the owner of the property. The aim of the crowdinvesting campaign is to partially redeem the own funds used and to finance the redevelopment and optimization of the existing property.

Distribution every 3 months:

During the term, the lender receives an annual distribution of 4.75%.

Interest Depot:

The Rendity interest deposit serves as a security for the investors. Before the start of each project, the respective borrower has to deposit an interest deposit in the amount of half a year's interest into a separate escrow account. Ottakring is the 16th district in the western part of Vienna. On a size of just under 9 km2 live about 105,000 inhabitants. Ottakring, is a former industrial district, which is now appreciated for its multiculturalism and growing urbanity. The diversity of the district is already evident in its topography: the hilly foothills of the Vienna Woods are located in the west of the district and flatten out more and more towards the city. At Wilhelminenberg there is space for extensive walks and the imperial-style Wilhelminenberg Castle is also located there.

Stores for everyday needs are partly within walking distance. Residents of Ottakring appreciate Ottakring for its multicultural diversity and its urban ambience. Residents also like to call the 16th district of Vienna "Orient um's Eck". Known as "Balkan Street," Ottakringer Strasse is lined with numerous Serbian cafés. Turkish specialties are offered at the bustling street market, Brunnenmarkt. Around the nearby Yppenplatz are hip restaurants with outdoor areas on the square. Every year, more than 300 events are held here; from top international acts and the ATP tour stop "Erste Bank Open" to cabaret and musicals, there is something for every taste.

Ottakringer Brewery

The Ottakringer Brewery is home to Vienna's brewing tradition and as such is an important part of Vienna's culture of enjoyment. The brewery was founded in 1837 by master miller Heinrich Plank after the monastery of Klosterneuburg, the lord of the manor at the time, granted the brewing permit. In 1850, the business was moved to the brewery building that still exists today, and over the following decades it was expanded into a large-scale brewery. In peak years, up to 350,000 hectoliters of beer are produced here.
