The property "Kirchengasse 11" is an apartment building, which was already built in the 16th century and is considered one of the most beautiful representatives of the classic Salzkammergut patrician houses. The residential and commercial building has a total usable living space of 1,100 m² and is located in a prime location in Gmunden close by Traunsee. The building has a total of 15 residential units and four commercial premises, of which one commercial space with 100m² is unrented. The remaining units are already very well rented, so that this existing property has 90% rental occupancy and currently generates an annual rent of about €60,000.

Regular additional income - 5.00% p.a. Distribution every 3 months

Investors receive quarterly distributions of 5.00% p.a. on their invested capital during the term. The capital invested is repaid to the investors at the end of the term.

Inflation-protected rental income of about € 60,000 per year

The project is already 90% leased and currently generates a net annual rent of € 60,000. The current average rent of € 4.50 /m² still offers upward potential. Further increases in rental income are expected through new leases at market rents.

Rendity interest deposit

The Rendity interest deposit serves to secure our investors. Prior to the start of each project, the respective borrower has to deposit an interest deposit in the amount of half a year's interest into a separate trust account. For the purpose of partial financing, CAELIA NEUN Immobilienbesitz GmbH & Co KG intends to raise qualified subordinated loans in the maximum amount of € 450,000.

The borrower is the registered owner of the property with the address Kirchengasse 11, 4810 Gmunden. The existing property is divided into 15 rented residential units (plus storage, basement rooms and parking spaces) and 4 commercial spaces with a rentable area of almost 1,100m².

The purchase of the apartment building was made in each case using debt and equity and currently generates an annual net rent of more than €60,000. The goal of the crowdinvesting campaign is to partially redeem the equity used.

Distribution every 3 months:

During the term, the lender receives an annual distribution of 5.00%.

Lake Traun

Lake Traunsee is a lake in the Salzkammergut region of Upper Austria on the northern edge of the Northern Limestone Alps at an elevation of 423 meters above sea level. The Traun flows through it lengthwise from Ebensee am Traunsee in the south to Gmunden in the north. With 24.35 km², Lake Traunsee is the fourth largest Austrian lake and, at 191 m, the deepest lake in Austria. The catchment area of 1417 km² is the largest of all Austrian lakes. Municipal Theater

The Stadttheater, an architectural jewel from the Wilhelminian period with a gallery and boxes, seats 420 visitors - 230 in the stalls and another 184 in the tiers. Traunstein

Climb the "guardian of the Salzkammergut". As a 1,691 meter high wall, it towers visibly above Lake Traunsee from afar. The "Guardian of the Salzkammergut" has magically attracted mountain obsessives since the beginnings of alpinism. Part of its myth is the difficulty of the climb. Three routes lead to the summit: The Naturfreundesteig and the Hernlersteig start directly from the lakeshore from the west to the Traunstein. Whoever chooses these variants should be a good climber.
