The project "Krallgasse 17" is a stylish new construction project, where three townhouses and two detached single-family houses will be built. The real estate project will be realized in the 22nd district of Vienna near Gerasdorf bei Wien and the Citygolf Park. The location is characterized by the combination of urbanity and recreation. In terms of public transportation, Krallgasse 17 is ideally located, with the train station "Wien Süßenbrunn", which is only a 3-minute walk from the property, the city center is easily accessible.
As part of the new construction, a total of three terraced houses and two detached single-family houses with a total weighted living area of 608 m² are being built here. The units have balconies, loggias and gardens. All residential units (100%) are intended for residential use. Following the completion of the new construction project, all residential units will be sold individually.
The project will be realized by Laura Bauträger GmbH, which has already acquired the land. The building permit and the contracts for the implementation of the construction measures have been obtained. The construction work is scheduled to start in the 3rd calendar quarter of 2022 and completion is expected in the 1st calendar quarter of 2024.
The borrower is the registered owner of the property with the address Krallgasse 17, 1220 Vienna. The project consists of a total of three terraced houses and two detached single-family houses with a weighted residential floor area of approximately 608 m² plus open spaces such as terraces and gardens.
The acquisition of the land has already taken place, the planning phase has been completed and the building permit has also been obtained. The issuer is already owner of the land (a land register entry is available). The construction measures will start in the 3rd calendar quarter of 2022 and completion is expected in the 1st calendar quarter of 2024. Contracts for the execution of the construction measures are already in place.
During the term, the lender will receive an annual distribution of 7.25%.
The lender will receive its invested capital back at the end of the 24 months. This is to take place in accordance with the planning of the settlement of the single sale of the objects.
The 22nd district, also known as "Donaustadt", is located east of the city center of Vienna and is Vienna's most populous district.
