The project Josef-Ruston-Gasse 28 is a new building project in 1210 Vienna. In the course of the project 69 residential units with a weighted total usable space of 3,328m² and open spaces (loggia/terrace/gardens) of 913m² will be built. The apartments will be grouped on four floors around two open inner courtyards. The project has already been granted building permission and 10 apartments have already been sold before the start of construction (Q2 2019). Further reservations have already been made.
The individual apartments are between 36.92 m² and 109.33 m² in size and all have open spaces. Efficiently designed 2-room apartments, which appeal to both owner-occupiers and buyers of investment apartments, make up the bulk of the project (57 of 69 residential units). The remaining 12 units are 3- and 4-room apartments, which are increasingly aimed at couples and families.
For the purpose of partial financing, Cardiometa Research GmbH intends to take out qualified subordinated loans of a maximum of € 750,000.
The borrower is the land registry owner of the property EZ 300 KG 01609 Jedlesee, Josef-Ruston-Gasse 28, 1210 Vienna. In the course of the project 69 residential units with a weighted total usable floor space of 3,328m² and open spaces (loggia/terrace/gardens) of 913m² will be built. The apartments will be grouped on four floors around two open inner courtyards. The aim is to sell the apartments individually at market prices.
During the term of the loan, the lender will receive an annual distribution of 6.50%.
The lender receives its invested capital back after the sale of the apartments. According to the plan, this is to take place after 24 months.
Investors receive interest as soon as the investment is paid in. The immediate yield interest is paid out after the subscription period has expired.

The Millennium Tower was built between 1997 and 1999.
The Alte Donau is an oxbow lake of the Danube in Vienna. The Krankenhaus Nord - also known as Klinik Floridsdorf - was built on the site of a former ÖBB (Austrian Federal Railways) and opened for test operation at the beginning of April 2019. Full operation will start in the summer of 2019 and, according to current plans, its 800 beds will have a capacity for up to 40,000 inpatient admissions, 250,000 outpatient frequencies and around 16,000 surgical procedures. It will occupy a central location in the Vienna hospital landscape.
The Shopping City Nord - also known as SCN in Vienna and the surrounding area - is a shopping centre with 36,000 m² of floor space and various shops for daily needs. It is currently undergoing renovation work to better meet the needs of tomorrow's shoppers.
