Project Presentation

We present our first investment opportunity in the beautiful Vienna district of Hietzing. On the 620 m² large property there are three buildings with a total usable area of 577 m² and 2 garage parking spaces: the main house (corner house Hietzinger Hauptstraße - St.-Veit Gasse), a spacious garage (with workshop) and a "garden house". The property was acquired at a price significantly below the market value and is now being tastefully renovated and extended - of course in compliance with current building regulations - so that the usable floor space can be almost doubled. After the renovation and expansion work has been completed, the individual residential units will be sold.

On the St.-Veit Gasse side, the main building will be extended by about 400 m². The dedication provides for an eaves height of 10.50 m so that the existing old stock can be extended by a full standard storey and an attic. On the ground floor there is a newly renovated business premises (approx. 155 m²), which is attractively rented until 2030. The store is equipped with high-quality furnishings and sells televisions of the German brand Loewe and coffee machines of the Swiss brand Jura. On the 1st floor there is an apartment (125 m²), which was completely renovated in 2004 and is in excellent condition. After a refreshment, this apartment will be available for sale in the short term.
