The project "Hauptstraße 42" involves the construction of a modern residential complex in an exclusive building style with a total of 32 privately financed owner-occupied apartments with a weighted living area of approx. 2,711 m² and 500 m² of garden areas. In the basement, 64 parking spaces are available for the residents of the house as well as a pram and bicycle storage room. Situated in the middle of the Vienna Woods and only 16 km west of Vienna, the project offers modern living in the greenery of a sought-after residential area. The new building project is located directly in the centre of the village - so that all everyday activities can be easily done on foot or by bike. In addition to the connection to the Westautobahn, the railway station Tullnerbach-Pressbaum is not far away. From there you can reach the city centre of Vienna in less than 30 minutes.
The needs of different target groups were taken into account in the planning. For example, the room layout was adapted to different living situations. A contemporary and comfortable construction method was used in the implementation. The floor plans of the project are designed in such a way that both owner-occupiers and purchasers of retirement apartments can be addressed in the realisation.
Tullnerbach is a market town in the west of Vienna and belongs to the so-called 'Viennese Speckgürtel' - according to Statistics Austria the region of Austria with the strongest population growth. In 2014, the surrounding area of Vienna still had 639,000 inhabitants - 67,000 more than in the previous year. Urban planners expect the population to rise to three million by 2030.
The attractiveness of the Vienna Speckgürtel is partly due to the high quality of living: Living in or near nature meets an optimal connection to the federal capital. Tullnerbach, for example, also convinces with the A1 Westautobahn and good public transport connections. The city limits of Vienna can be reached in only 20 minutes. The community has grown steadily in recent years. Currently Tullnerbach has 2,808 inhabitants.
The residential complex at Hauptstraße 42 convinces with its central location in the heart of Tullnerbach. Shops for daily needs are within walking distance. Child care and educational facilities are also in the immediate vicinity. Tullnerbach's inhabitants appreciate above all the family-friendly and quiet residential areas and the variety of possible family and leisure activities, such as those offered by the Vienna Woods. But also the Wienerwaldsee offers excellent recreation. It is a shallow reservoir about 20 km west of Vienna in a quiet fork in the valley between the communities of Purkersdorf, Tullnerbach and Pressbaum. Other popular excursion destinations nearby are the Wienerwald Spa Purkersdorf, the Sparbach Nature Park, the climbing garden at the Peilstein and the Troppberg Panorama Trail. A further plus point is the excellent connections and infrastructure: the federal capital can be reached easily via the western entrance and the good train connections. On the city limits, the popular Auhofcenter, with its 140 shops, also provides shopping pleasure. The Auhofcenter is not only the largest shopping centre in the west of Vienna, but also an important economic driver for the region.
The Wienerwaldsee is a shallow reservoir 20 km west of Vienna. It is located on the Westautobahn in a hollow at the fork in the valley between the municipal districts of Purkersdorf, Tullnerbach and Pressbaum. The Wienfluss and also the Wolfsgrabenbach, which flows into the Wien, serve as its tributaries. This is how the reservoir was first called Wolfsgraben-Reservoir. On the northern bank, at the parking lot of the federal road near the weir, there is the monument of Wilhelm Kress. He had an accident here on 3 October 1901 during a test run on the water with his seaplane, which was caught by a gust of wind during a turn just before the dam wall, plunged with its wings into the water and sank. Kress was not injured in this incident.
With a total of 140 shops spread over 40,000 m² of retail space, the Aufhofcenter is the largest shopping centre in the west of Vienna. In addition, the shopping mall with international format and flair is the most important economic driver in the region. A total of roughly 1,100 jobs have been directly created, and another 200 retail jobs have settled in the surrounding area. The Auhofcenter is the most important local supplier for more than 10,000 people. About 400,000 Viennese and Lower Austrians belong to the catchment area.
The Wienerwaldbad Purkersdorf is well known far beyond the municipal boundaries of Purkersdorf. The Wienerwaldbad is equipped with a swimming pool with 6 lanes and a length of 33 1/3 m, a pool for non-swimmers, a water circulation system, cabins and boxes for 1,000 people, a sauna facility.
The Vienna Woods, the easternmost foothill of the Northern Alps, is a mountain group in Lower Austria and Vienna and thus forms the north-eastern end of the Alps. The 45 km long and 20 to 30 km wide low mountain range is largely forested and a popular recreational area for the Viennese. Today, it is, including the peripheral areas in the megacity Vienna itself, largely completely designated as UNESCO Biosphere Park Vienna Woods.
