Project Presentation

At Große Mohrengasse 36, a new, high-quality home is being built in a central city location. The time-honoured existing building is entering into a symbiosis with an elegant, contemporary roof structure. It will be extensively renovated, and the façade and apartments will be redesigned and technically upgraded in keeping with the times. The roof will be extended to two storeys with generous terrace areas. The architectural language and the equipment are straight-lined and functional and of lasting value.

My LEO combines the existing urban infrastructure with personal freedom. According to the philosophy of green. urban. living. - philosophy that living should be sustainable, individual and flexible, my LEO appeals to urban, quality-conscious, independent and active customers. The project at Grosse Mohrengasse 36 provides them with a sophisticated residential property. The penthouse in particular is intended to attract an international clientele. At the same time, care is taken to preserve the individual character of the property. The building will be modernized with a new access and lighting concept. A modern passenger lift will be installed in the course of the loft conversion. A total of more than 1,700m² of floor space will be created, divided into 20 residential units on the upper floors and commercial space on the ground floor: compact, flexible small apartments on the standard floors will be combined with exclusive roof terrace apartments and a penthouse with its own pool on the roof.

Deal Highlights

Vienna - the metropolis on the blue Danube

For years Vienna has been enthroned at the top of the cities with the highest quality of life. This year again, Vienna's blend of quality of living, first-class cultural offerings, local recreation areas and public transport infrastructure took the top spot in the international study "Quality of Living 2017" by the consulting firm Mercer Consulting. Especially in comparison with top international cities, property prices are moderate and construction quality is high.

Central location

Not far from the hustle and bustle of the city and yet a place of retreat: my LEO combines the best of two worlds. The Danube Canal and the Inner City are only a few minutes' walk away. The underground stations Nestroyplatz (U1) and Taborstraße (U2) are also just a stone's throw away. At the same time, the project is embedded in a quiet side street.

Location

Not far from the city. Close to nature.

For my LEO, the proverbial "location, location, location"! Within walking distance to Schwedenplatz and Stephansplatz, my LEO is also close to two subway lines, between the U1 station Nestroyplatz and the U2 station Taborstraße. Urban hot spots such as the Karmelitermarkt, the Augarten and the Donaukanal, with countless shops, restaurants and cafés, offer an infrastructure within walking distance that leaves nothing to be desired. But also the most important city exits are within easy reach, so that the desired destinations can be reached quickly by car - Vienna Airport, for example, is only a 20-minute drive away! Schools, kindergartens and universities such as Webster University and WU Vienna are also within easy reach, and the Hospital of the Merciful Brothers is not only in the immediate vicinity, but also in the same alleyway.
