In the project "Guntramsdorferstraße 9", a residential complex with a total of 12 freehold apartments and a weighted living space plus gardens & terraces of 1,163.56 m² is being built. The new building project in Vienna's coveted high-density belt offers generous terraces and balconies, a corresponding and contemporary architecture and a modern facade. In addition, a total of 18 parking spaces will be built.

The good location of the project is characterised by good public transport connections to the nearby Mödling railway station and proximity to the largest shopping centre in Austria, Shopping City Süd. The transport connection for cars is provided by the A2 motorway access road, which means that the higher-level traffic junction Vösendorf can be reached quickly. The city centre of Vienna can thus be reached within a few minutes.

Construction work is already well advanced and work is currently underway on the façade and outdoor facilities. The raw installations and the interior fittings are almost completely finished. The completion of the condominiums is planned for Q4 2020. At present, 6 of 12 condominiums have already been sold and the contract for the 7th apartment is currently being negotiated.

The borrower is the land registry owner of the property Guntramsdorferstraße 9, 2340 Mödling. A total of 12 residential units with a living space of between 34 m² and 95 m² on 3 floors plus open spaces such as roof terraces, patios and gardens are being built.

The property has already been acquired, planning activities have been completed and construction is in full swing. The aim is to sell the apartments individually at market prices. So far 6 purchase contracts have been successfully concluded and another one is in the process of being finalised.

Annual distributions: During the term of the loan, the lender receives an annual interest rate of 6%.

Short term: The lender receives his invested capital back after the sale of the apartments. According to the plan, this should take place after a maximum of 12 months.

Location

Mödling lies in the sought-after bacon belt of Vienna. Located in the south of Vienna, the city limits can be reached within a few minutes by car as well as by public transport. Besides essential parts of the Romanesque castle complex dating from 1130, numerous furnishings such as weapons, furniture and beamed ceilings, reliefs and the castle chapel, as well as one of the most beautiful views over Vienna, make the castle an attractive cultural institution all year round.

HTL Mödling

The HTL Mödling is a vocational secondary school (Höhere technische Lehranstalt) with an affiliated experimental institute (HTBLuVA) in Mödling, which was founded from the k.u.k. Technische Militärakademie Mödling and with about 3,500 students is one of the largest schools in Europe.

Local recreation areas and culture: Kahrteich and the Migazzi House

In summer, the residents of Wiener Neudorf benefit from numerous possibilities for sports and leisure activities in the market town. In the immediate vicinity of Schillerstraße 6-8 is the Kahrteich, which is used as a swimming pond in summer. In addition to swimming, the pond also invites for fishing and diving.
