In the project "Guntramsdorferstraße 9", a residential complex with a total of 12 freehold apartments and a weighted living space plus gardens & terraces of 1,163.56 m² is being built. The new building project in Vienna's coveted high-density belt offers generous terraces and balconies, a corresponding and contemporary architecture and a modern facade. The borrower is the land registry owner of the property Guntramsdorferstraße 9, 2340 Mödling. A total of 12 residential units with a living space of between 34 m² and 95 m² on 3 floors plus open spaces such as roof terraces, patios and gardens are being built.
The property has already been acquired, planning activities have been completed and construction is in full swing. The aim is to sell the apartments individually at market prices. So far 6 purchase contracts have been successfully concluded and another one is in the process of being finalised.
Annual distributions: During the term of the loan, the lender receives an annual interest rate of 6%.
Short term: The lender receives his invested capital back after the sale of the apartments. According to the plan, this should take place after a maximum of 12 months.
