This investment involves considerable risk and may result in partial or total loss. The project "Franz-Glaser-Gasse 30" is located in an attractive green and quiet area in Hernals. Nestled in the hilly foothills of the "Viennese local mountains", you can reach the Vienna Woods in just a few minutes and have access to a local recreation offer that is unusual for large cities. The city is also not far away: with the tram line 43 you can reach the Schottentor in 20 minutes. The extension of the U5 underground line brings Hernals even closer to the city centre.
A modern residential building with a total of 13 residential units and almost 1,300 m² total floor space is being built on the site. All apartments have open spaces and are equipped with garden, balcony and/or terrace. In addition, the future residents will enjoy the benefits of the building's own underground car park with 12 parking spaces, which will be accessed via a curved driveway. The size of the apartments range from 2-room apartments for singles and couples to the attic penthouse, which extends over two floors and offers a breathtaking view.
The property was purchased in 2014 and the building permit has already been obtained. In the meantime, the planning activities are well advanced and the construction work has been pre-coordinated. The start of construction is planned for spring 2018. Completion is expected in winter 2019. The sale of the apartments will start at the beginning of 2018.
The Franz-Glaser-Gasse is in the best green area at the Heuberg in Hernals. Heuberg (17, Dornbach), is part of the Kahlengebirge, and with 464 meters above sea level the highest elevation of the 17th district of Hernals. The surroundings combine the best of two worlds: on the one hand, the local recreational facilities of the Vienna Woods, and on the other hand, the city is not far away either, as you can reach the Schottentor in 20 minutes by tram line 43. With the extension of the underground line U5, Hernals is moving even closer to the city centre.
The Pötzleinsdorf castle park presents itself as one of the most beautiful excursion destinations in Währing. The large sports, play and sunbathing area is particularly popular. Already since the 1980s there has been an animal enclosure in the Pötzleinsdorf castle park. In November 2013 the new, enlarged and modernised animal enclosure for sheep and goats was opened. On a fenced-in green area of around 2,000 square metres there is now enough outdoor exercise for the animals (source: www.wien.gv.at).
The Schafberg is a 390m high mountain that has formed the border between the districts of Hernals and Währung since the 19th century. From the Schafberg one has a fantastic view over Vienna. It is no coincidence that the Schafbergbad was built here. The public swimming pool extends over a large area and with its 4 spacious pools it appeals to both sports swimmers and families in the summer months.
Not far from Franz-Glaser-Gasse 30, a few minutes by car or bicycle, you can reach the Marswiese sports centre on the edge of the Vienna Woods. With its 9 tennis courts, a climbing hall with 2,217m² and 16m climbing height, two football pitches and a 900m² multipurpose hall, the centre makes sportsmen's hearts beat faster.
Wilhelminenberg Palace, built in the 18th century, is located on the western edge of Ottakring on the Gallitzinberg. Originally conceived as a hunting lodge and summer residence for Prince Demetrius Michalowitsch von Gallitzin, the then Russian ambassador to Vienna, Schloss Wilhelminenberg is now used as a hotel. The extensive park invites to walks with a wonderful view over Vienna.
