Project Presentation

The project "Erzherzog-Karl-Straße 74" is a stylish residential project with subordinate commercial use in the idyllic 22nd district of Vienna Donaustadt. The ensemble of two different structures comprises a total of 34 high-quality apartments, which are divided into different apartment types and sizes. Situated in the immediate vicinity of the popular Alte Donau leisure and recreation area, the project site impresses with its combination of local recreation, urban lifestyle and very good transport links.

As part of the development project, a total of approximately 2,243 m² of usable space will be created here with 95% residential and 5% commercial use. The residential units have optional balconies, loggias and private garden areas. Following completion of the project, all residential and commercial units will be sold individually.

The purchase agreement has been concluded and the issuer is already the owner of the property. A building permit as well as the contracts for the execution of the construction measures have been obtained. The construction activities already started as scheduled in 2nd calendar quarter 2022 and are expected to be completed by 1st calendar quarter 2024.

Old Danube

The Alte Donau is an old arm of the Danube in Vienna. Only seven subway stops away from Stephansplatz is the recreational area "Alte Donau". A variety of popular public lidos can be found along its banks, including the most famous of them all, the Gänsehäufel. The Old Danube is ideal for water sports and recreational activities and is popular for windsurfing and boating on summer days. Along the Old Danube you will find a variety of sailing schools and boat rental facilities. Around one million visitors are attracted to the Old Danube every year.

Danube Island

In summer, the residents of Vienna's 2nd district benefit above all from the proximity to the artificially raised Danube Island, which not only serves as flood protection, but is also one of Vienna's most important local recreation areas. It is an artificial island about 250 meters wide between the Danube and the New Danube and has a lot to offer for people, animals and plants. The Danube Island is a popular cycling route and is ideal for water-related recreational activities, such as the water ski lift. Danube Center

Built in 2009, Donauzentrum is a shopping center in Vienna's 22nd district and is located within walking distance of Erzherzog-Karl-Strasse. Covering an area of approximately 225,000 m², it houses over 250 commercial, gastronomic and entertainment establishments, making the Donauzentrum (together with the adjoining Donau Plex) the largest shopping center in Vienna. The Donauzentrum is characterized by its extensive shopping offer and is also home to a cinema and numerous restaurants. The shopping center can be easily reached by car and also by public transport - the U1 and various bus and streetcar lines stop directly in front of it.

Danube City

Donau City is a newly built district in Vienna's 22nd district, Donaustadt, starting in 1996. It is characterized by numerous high-rise buildings, some of which are among the tallest in Austria. The buildings are mainly used for offices and apartments. An important place is occupied by the Vienna International Center - more commonly known as "UNO City" - which is one of the three official headquarters of the United Nations (UN). Built between 1973 and 1979 according to the plans of Austrian architect Johann Staber, the UNO City has become a major economic factor for Vienna. UNO-City can generally be seen as a precursor to the urban development of Donau-City, a rather rural area on the outskirts of the city at the time, into a metropolitan and international district of Vienna.

Seestadt Aspern

In Vienna's dynamic 22nd district, one of the largest urban development areas in Europe is being built by 2030. Here, a sustainable urban district is being realized that offers a high quality of life and dynamic economic power. In Seestadt, high-quality open and green spaces and large usable areas will be created. Seestadt offers urbanity and deceleration. The Seestadt subway station provides a perfect connection to Vienna's city center, making it possible to reach the city center in just 20 minutes. With the "Am Seebogen" quarter, the development of Seestadt Aspern is currently continuing at full speed.
