This investment involves considerable risk and may result in partial or total loss.The project "Drygalskiweg 51" involves the construction of a new building project with a total of 22 residential units. The property is being built on the south-eastern edge of Vienna's 21st district. The property is therefore located on the direct border to Vienna's 22nd district, Donaustadt. Currently, the property comprises the real estate with a land area of 1,489 m². The units are planned to be 100% residential and will have a total usable area of approximately 2,287 m² upon completion. The residential units are to have open spaces such as small gardens. The furnishings and design of the new units will use high-quality materials in natural colors.
The property is located in a good residential area in Vienna Floridsdorf - in the 21st district of Vienna. All local amenities are within walking distance. The shopping paradise Donau Zentrum offers a balanced shopping paradise for all shopping needs. Doctors, kindergartens and schools are easily accessible.
The purchase of the property has already taken place and the issuer is already the owner of the property. The issuer plans to sell all residential units individually. A building permit has already been obtained. The construction measures will start this year (2022) and will end as scheduled in the 1st calendar quarter of 2024.
The 21st district or also called "Floridsdorf" is a district in the north of Vienna. It borders the Donaustadt district to the south and east and the second longest river in Europe, the Danube, to the south-west. On a size of about 45 km² live about 174,000 inhabitants. Floridsdorf is thus one of the most populous districts of Vienna after Favoriten and Donaustadt. The University of Veterinary Medicine Vienna (Vetmeduni) is the only veterinary medical, academic education and research institution in Austria. At the same time, it is considered the oldest research institution in the German-speaking world. The educational institute was founded in 1765 by Empress Maria Theresa.
The Steffl Arena is Vienna's largest ice sports arena and is the home game and training facility of the Vienna Capitals. The ice sports facility serves as a hall for concerts, shows, and in addition to ice hockey, as a hall for public and school ice skating. The arena was opened in 1995 and has since been rebuilt and expanded once in 2011. Nowadays, Steffl Arena welcomes around 700,000 visitors per year. Until 2018, the sports center was still known as "Albert Schultz Halle".
The Donaupark is a former landfill site that was redesigned into a park as part of the "Vienna International Garden Show 1964" under the planning of the then city garden director Prof. Ing. Alfred Auer. The Danube Park is conveniently located between Wagramer Strasse, the Bruckhaufen housing estate, Arbeiterstrandbadstrasse and Hubertusdamm. The park covers approximately 630,000 m². There is also a lot to see in the park, such as the Donauturm, the Papstwiese, the Irissee and the Donauparkbahn.
The Bundesbad is one of the most popular baths in Vienna. The bath is located in the center on the bank of the Old Danube near the Danube Park on Arbeiterstrandbadstraße. The listed summer bath is owned by the Republic of Austria. The baths cover a total area of 61,000 m², of which about 17,500 m² is water surface. Until 1919 the Bundesbad was a military swimming school. In the 1970s, the Bundesbad was given its current name and helps residents in Vienna to escape the stress of everyday life.
The Vienna International Centre impresses with its modern architecture and has been the home of numerous international organizations since 1979. Visitors can learn about the activities of the United Nations on daily guided tours and experience the impressive architecture up close. On the Memorial Plaza, around 190 member states can be admired in the form of flags

As founder and managing director of the consulting and investment company LonVin Partners as well as MY-REL Holding GmbH, which holds shares in real estate companies (currently with a total volume of 5 million Euros). He has specialised in the implementation of residential refurbishment and new construction. Previously, he worked as an investment banker at Goldman Sachs in the real estate sector and as an analyst at Citigroup in the area of mergers and acquisitions. He completed his Master in Management in France/Paris.
