This investment involves considerable risk and may result in partial or total loss. The project "Dammhaufengasse 4" will create a residential complex with a total of 14 freehold apartments and a weighted living space plus gardens & terraces of 1,371 m². The new building project on the blue Danube near the city centre of Vienna offers generous terraces and balconies, an attractive and contemporary architecture and a modern facade. In addition, a total of 12 parking spaces will be built.
The good location of the project is characterised by good public transport connections to the nearby Donaumarina underground station and the Praterkai railway station. The residents of the project benefit from the proximity of the Stadion Center shopping center to take care of all the amenities of daily needs. Transport connections for cars are provided by the Tangente motorway access road as well as to Handelskai, making the higher-level Praterstern traffic junction quickly accessible. The city centre of Vienna can thus be reached within a few minutes.
The Leopoldstadt has been experiencing a massive upswing for some years now, which is noticeable in many ways: from an economic point of view, a very successful settlement of well-known companies such as Bank Austria, SAP, Samsung, Raiffeisen Bank or OMV has been achieved. In the immediate vicinity, the Value One office location was recently opened, which serves, among other things, as the headquarters for the Novartis Group and the headquarters of OMV. This increased demand for well-trained employees is also partly covered by the higher educational institutions in the middle of Leopoldstadt.
A few years ago, the Vienna University of Economics and Business Administration opened its doors to more than 21,000 students from Austria and abroad. It is one of the largest business universities in Europe. In addition, a number of private universities (Webster, SFU) complement the educational offerings. These developments explain the positive migration balances of recent years and also aroused the need for high-quality housing.
The Dammhaufengasse, located on the banks of the blue Danube, is home to a wide range of leisure and recreation areas as well as various local suppliers for daily needs. For a shopping excursion, the shopping centre Stadion Center can be reached in a few minutes by car. The underground station Donaumarina and the railway station Praterkai are easily accessible from Dammhaufengasse 4. The main railway station of Vienna can be reached in about 15 minutes and the city centre in only 10 minutes by car.
The area of the Prater of Vienna of more than 9 km² includes an amusement park, the so-called Würstelprater, several water bodies and a huge local recreation area. The area belonging to the Prater, once floodplain of the Danube, has been documented since 1162. At the end of the 20th century, numerous investments were made in the infrastructure of the Prater. The Jesuit meadow was converted into Vienna's largest playground with a toboggan hill and a winter snow-making facility. For more than 100 years, the Vienna Giant Ferris Wheel has been turning at the entrance of the Prater. The Giant Ferris Wheel is both a sight and a landmark of Vienna. A curiosity of the Wurstelprater is the Republik Kugelmugel whose only inhabitant had proclaimed an own state in the year 1970, as its house was a sphere, whereby the contact surface is thereby only one point. But since a point has no spatial extension, he was of the opinion that he is in a state free space.
Not far from the Dammhaufengasse is the popular Stadion Center. 60 shops and restaurants offer all the important amenities of daily life. The Stadion Center, adjacent to the Ernst Happel Stadium, scores points with visitors with its variety of shops, services and its child-friendliness. The appealing architecture and the good connection possibilities make this shopping centre very popular - not only with the inhabitants of the 2nd district of Vienna. The shopping centre is located between the Grüner Prater and the Handelskai, has a very good infrastructure and therefore fits very well into the urban area of the 2nd district.
The 21-kilometre-long Danube Island is not only the most popular recreational area of the Viennese, but also an unforgettable experience for visitors to Vienna. From the city centre, the Donauinsel can be reached in a few minutes by underground lines U1 and U6. An extensive network of paths invites sporty people to go hiking, jogging, cycling and skating. Bathing bays with shallow beaches as well as wild bathing areas, a water slide, a surf school, a water ski lift and boat rental promise water fun.
