Deal Highlights

Attractive interest rates -7.50% annual payout

Investors receive an annual interest rate of 7.50% on their invested capital. The interest is distributed to the investors every year. The invested capital is repaid to the investors at the end of the 36-month term.

Easy sale due to strong demand

The 21st district of Vienna is a popular residential area, as it is home to the third largest population in Vienna. However, with 3,408 inhabitants/km², Floridsdorf is in the lower quarter of Vienna's municipal districts in terms of population density. Therefore there is plenty of room for redensification and the creation of additional living space. Due to the new Hospital North, which is located in the immediate vicinity, the demand for apartments by those working there has increased even further.

Rendity Instant Interest - Interest from the 1st day

Investors receive immediate interest from the time they pay in their investment, which is paid out at the end of the subscription period. With the Rendity Sofortzins investors receive interest for their invested capital not only for the loan term but also for the time before. This means that investors also receive interest on their investment during the subscription period. The accrued immediate yield interest is paid out to the Wallet after the end of the subscription period.

Smart Home

All apartments are equipped with a practical smart home solution with which all important functions of the apartment such as heating, light and shading can be controlled via smartphone or tablet.

This year again, Vienna's blend of quality of living, first-class cultural offerings, local recreation areas and public transport infrastructure took the top spot in the international study "Quality of Living 2018" by the consulting firm Mercer Consulting. Especially in comparison with top international cities, property prices are moderate and construction quality is high.

Finance Structure

The 21st district or also called "Floridsdorf" is a district in the north of Vienna and borders in the south and east on the district Donaustadt and in the west on the Danube.

About 158,712 inhabitants live on a size of 44.52 km², which makes Floridsdorf the most populous district after Favoriten and Donaustadt. Floridsdorf, the 21st district of Vienna, is appreciated by its inhabitants because of its good accessibility to the city centre as well as its proximity to local recreation areas, such as the Danube Island and the Old Danube. Despite its large population, Floridsdorf is located in the lower quarter of Vienna in terms of population density. This means that Floridsdorf still has room for redensification and the creation of affordable housing.

The Shopping Center Nord - also known as SCN in Vienna and the surrounding area - is a shopping centre with 36,000 m2 of usable space and various shops for daily needs. It is currently undergoing renovation work to better meet the needs of tomorrow's shoppers.
