Timeline

Subsequently, a planning concept for the development of 42 spacious residential units and 1 business premises with 39 car underground parking spaces was created. The submission planning was carried out by the company Schulz-Architektur ZT GmbH (Graz) - the execution and design agency Detailed planning by Zengerer Planungs GmbH (Graz) in consultation with the AIRA Development Group.

Construction

The construction will begin in the 4th quarter of 2018. The construction will be carried out by Austrian general contractors or Austrian individual professional and are subject to constant accompanying control. The expected completion is planned for the 3rd quarter of 2020.

Sale

Grazer Uhrturm

The Graz Uhrturm is the landmark of Graz and is from the 13th century. The Graz Uhrturm is located on a hill in the heart of the city center, the so-called “Schlossberg”. The tower served as a part of a longer fortress, which is not preserved any more. At the end of the Uhrturm is a rose-garden from which you can enjoy a magnificent view of the cityscape of Graz.

Citypark

The city park of Graz called “Stadtpark” was designed in 1869 as a nature park in the style of an English garden, with special exotic trees. The park was extended in the 20th century to an open-air gallery to the Styrian cultural history, that’s why numerous busts of famous personalities in history can be found in Stadtpark. Today, the park has almost 2,000 trees and 600 cast iron benches and invites you to jog, read and relax. Mur-Island

The island in the river Mur is a floating platform and was designed to create a landmark for the city of Graz being a “capital of culture” of the year 2003. A citizen of Graz, Mr. Robert Punkenhofer, developed the idea for a spectacular object in the Mur, which was implemented by New York artist and designer Vito Acconci. The 50m long shell-shape houses an amphitheater and can accommodate up to 350 visitors. The designed "Dom" contains of an island café and a children's playground.

Karl-Franzens-University of Graz

The University of Graz consists of 6 faculties and is considered the second oldest university in Austria, which was founded in 1585. The name of the university derives from Archduke Karl II of Inner Austria and Emperor Franz I of Austria. Hofburg

Our project „Franz-Glaser-Gasse 30, 1170 Vienna” is located in a beautiful hillside neighborhood of the Vienna’s 17th district, Hernals. In close vicinity to the hills of Vienna’s local mountains you can reach the wonderful recreation areas of “Wiener Wald” in minutes. With the tram line 43 it only takes you 20 minutes to reach the Inner City (Schottentor). The new Metro-Line U5, currently under construction, will move Hernals even closer to the city.

UNO City

The Vienna International Center - commonly known as the UNO City - is one of the three official seats of the United Nations (UN). Built in the years 1973 to 1979 according to the plans of the Austrian architect Johann Staber, the UNO City has developed into a major economic factor for Vienna. In addition to the approximately 5,000 permanent employees of the UN and their sub-organizations, a considerable number of tourists has emerged due to the regular and numerous conferences. Old Danube

The „Old Danube“ is a former branch of the Danube river. It is located North-East of the main stream but it is not connected to it anymore. For people all over Vienna the “Old Danube” is a local favorite when it comes to recreation areas. Due the excellent public transportation connection it is easily accessible and offers a wide range of activities to enjoy the outdoors such as swimming or sailing. Along the shore of the “Old Danube” there are many different public water parks and boat rentals.

Donaupark

The Donaupark is park area in Vienna’s 22nd district that spans across a total area of 604,000 m². It can be easily reached via Wagramer Straße or the Hubertusdamm. On the south end the vast open and green space borders the Vienna International Centre, home to the UN and many international corporations. Hannovermarkt

The “Hannovermarkt” is street market in Vienna’s 20th district Brigittenau, stretching from Hannovergasse to Othmargasse and Gerhardusgasse. Its current appearance dates to a general overhaul in 2003. Today many little restaurants and market booths inhabit the market.

Palais Liechtensein

The “Garden Palais Liechtenstein” is a baroque palais in Vienna’s Alsergrund neighborhood. In 1687 Duke Johann Adam Andreas of Liechtenstein acquired the palais with the extensive park area from Duke Weikhard of Auersperg. Today a part of the private art collection of the Duke of Liechtenstein is in the Palais Liechtensein. Today the palais is used as an extravagant yet ever so popular wedding location.

Augarten

It only takes you a couple of minutes to reach the “Augarten”, the oldest baroque park in Vienna with plenty of space (52 hectar of well-groomed green area to be precise). Donaukanal

The Donaukanal ("Danube Canal") is a former arm of the river Danube, now regulated as a water channel (since 1598), within the city of Vienna, Austria. It is 17.3 km long and, unlike the Danube itself, it borders Vienna's city centre, Innere Stadt, where the Wien River (Wienfluss) flows into it.

The Donaukanal bifurcates from the main river at the Nußdorf weir and lock complex, in Döbling, and joins it again just upstream of the "Praterspitz", at the Prater park in Simmering. The island thus formed between the Donaukanal and the Danube holds 2 of the 23 districts of Vienna: Brigittenau (20th District) and Leopoldstadt (2nd District). The current building consist of a 3-story turn-of-the-century house split into a main and side building. The building will undergo a transformation that includes a complete renovation of the façade, upgrading the apartments, and creating rooftop apartments spanning over two stories. The individual floor plans of the apartments are well thought out and will range from 50m² to 90m². In total, there will be 12 modern and exclusive apartments for quality-conscious and urban buyers.

The lot was purchased in Summer 2017. In the meantime, most of the planning activities have been completed and preparation for the building process is under way. Start of construction is set for Fall 2017. The completion is scheduled for Winter 2019. The sales process will also begin in Winter 2017.

The project Laendyard is a 500-unit apartment complex on Erdberger Lände 26, 1030 Vienna, close to Haidingergasse. It consists of 30,000 m² lettable area, 1,400 m² commercial area as well as 300 parking spots. The sizes of the apartments range from 37m² to 150m² and most boast a balcony or terrace. Construction has already started and the completion is scheduled for Spring 2018. Important element of the new development is its centrally located “village square”, a green area with a clever mix of local suppliers, restaurants and parking spaces for food trucks.

The Laendyard benefits from its close location to local recreation areas. It is located next to the Donaukanal and only a few hundred meters away from the Prater. The metro station Rochusgasse (U3) can be easily reached on foot and the local bike paths are excellent.

Project Presentation

The Building was constructed in 1899/1900 following the plans of architects Eckert and Danneberg. It consists of five floors and an additional attic floor. Especially impressive are the stepped gables that sit atop the lateral axis facing the street. The rear part of the building is followed by two inner courtyards with two side wings, a cross building and a shed. The lettering 'Bakers Guild Berlin' on the street facade points to its traditional mixed use as a residential and commercial building. Today it is one of three protected architectural monuments on the Kärntener Straße.

Parts of the building are being renewed, with utmost respect for its history and its architecture. In the future there will be a mixed use of residential living and commercial space.
