Project Presentation

The project "Mautner-Markhof-Gasse 94" is a modern new construction project in 1110 Vienna. In the course of the project 48 residential units will be built on a total floor space of 3,347 m².

The property is surrounded by all important amenities for daily needs. The new construction project near the city center of Vienna offers spacious terraces and balconies, an appealing and contemporary architecture as well as a modern facade. It is only a few minutes' walk to the Simmering subway station, which means that the higher-level Westbahnhof transport hub can be reached in just a few minutes.

The purchase of the property has already been made, the building permit has also been obtained and the planning of the project has been completed. WELCOME TO 1110 VIENNA

The 11th district, also known as "Simmering", is located at the southern end of Vienna and borders directly on the Danube Canal. Unique for Vienna is the very high proportion of grassland of almost 45%, which is largely used for growing vegetables. Due to the proximity to the Danube Canal and the location at the city limits, many traditional industrial companies such as Siemens, Steyr and other companies have settled in Simmering. Due to the very good traffic connection by the east freeway A4, the airport Schwechat can be reached in a few minutes by car on the one hand and on the other hand southeastern areas, such as the Neusiedlersee, are only a short drive away, without having to drive through the city center. The lifeline of Simmering is the Simmeringer Hauptstraße, which crosses almost the entire district and connects Simmering with the inner districts of Vienna, as well as offering residents an excellent range of local suppliers, shopping centers and gastronomy.

The project "Mautner-Markhof-Gasse 94" is located in easily accessible surroundings of the Westbahnhof and directly at the U3 station Simmering, which means that the city center can also be reached in a few minutes. Shopping opportunities are offered along Simmeringer Hauptstraße as well as on the shopping paradise of Mariahilfer Straße, which is connected by the U3. Discover the surroundings

Simmering is the district where suburb and big city meet. The historical origins of Simmering can be found as early as the Bronze Age, but Simmering only rose to economic importance around 1605 with a brewery, which was one of the most important sources of income for over three centuries. Mautner-Markhof-Gasse 94 is located in the immediate vicinity of Simmeringer Hauptstraße with its countless stores and restaurants. Both the transport connections through the Simmering subway station and the local supply leave nothing to be desired by the residents.

Simmeringer Hauptstraße

Simmeringer Hauptstraße runs right through the entire eleventh district and forms the lifeline of the 11th district with countless stores, restaurants and cafés as well as several shopping centers. The origins of Simmeringer Hauptstraße can already be found in the Roman Empire. Thus, the Limesstraße was already used by soldiers to march to Carnuntum. Via the highway exit Gürtel/Landstraße the Simmeringer Hauptstraße can be reached at the northern end and borders St. Marx and the Vienna Biocenter. Simmeringer Hauptstraße leads via Enkplatz to the U3 terminus Simmering and ends at the Vienna Central Cemetery.

Vienna Central Cemetery

The Vienna Central Cemetery is one of the largest cemeteries in Europe, covering almost 2.5 km2. Due to the enormous area and the large forest areas, the cemetery is also used as a recreational area. In addition to the diverse fauna, the Central Cemetery provides a habitat for about 20 deer and other animals such as kestrels, badgers and martens. Originally opened in 1874, the Central Cemetery is home to three million buried Viennese, significantly more than currently live in Vienna. Because of its many honorary graves and Art Nouveau buildings, the Central Cemetery is also one of Vienna's sights.

Gasometer

The four former gigantic gas tanks were revitalized around the turn of the millennium and today offer a huge entertainment center as well as an event hall, about 600 apartments and a student dormitory. The original 6 gas tanks have been considered landmarks of Simmering ever since they were built in 1896, as they could be seen from almost everywhere at a height of around 70 meters. Before the revitalization, the domed rooms were used for various exhibitions and even provided a unique film set for the James Bond film "The Touch of Death". For each of the four gasometers, an individual concept with village character was developed by one of the four architects Jean Nouvel, Wolf D. Prix, Manfred Wehdorn and Wilhelm Holzbauer.

Simmeringer Haide and Albern Harbor

The former pasture area and the topographically rather inconspicuous Simmeringer Haide today contribute significantly to the landscape of the 11th district. Since the Simmeringer Haide has been intensively farmed by farmers for vegetable and grain cultivation, glass houses stretch for kilometers and provide the Viennese and residents of Simmering with fresh vegetables. Thanks to its unique location and atmosphere, the former commercial port of Albern is nowadays used extensively for open-air events.
