Project Presentation

The property "Kirchengasse 11" is an apartment building, which was already built in the 16th century and is considered one of the most beautiful representatives of the classic Salzkammergut patrician houses. The residential and commercial building has a total usable living space of 1,100 m² and is located in a prime location in Gmunden close by Traunsee. The building has a total of 15 residential units and four commercial premises, of which one commercial space with 100m² is unrented. The remaining units are already very well rented, so that this existing property has 90% rental occupancy and currently generates an annual rent of about €60,000.

The municipality of Gmunden is known as "the city on the lake" and thus impresses with a beautiful lake panorama, which is surrounded by mountains. Kirchengasse is the central route to the shore where the Traun flows into the lake. Gmunden gets its special charm from the many colorful and magnificently decorated facades of the historic apartment buildings.

The owner and asset manager of this apartment building is the long-standing partner CAELIA Estate.

Location

The municipality of Gmunden is known as "the city on the lake" and thus impresses with a beautiful lake panorama, which is surrounded by mountains. Kirchengasse is the central route to the shore where the Traun flows into the lake. Gmunden gets its special charm from the many colorful and magnificently decorated facades of the historic apartment buildings.

Microlocation Kirchengasse

The apartment building at Kirchengasse 11 is located directly in the town center of Gmunden - surrounded by the most important points of contact, such as the town hall square, the market square and the Pfarrplatz. Thus, the property is said to have an excellent infrastructure of stores, pubs and suppliers of daily life. Various bus and train lines can be reached on foot in just two minutes. A special highlight of the location is the walking distance to the Traunsee. In just three minutes on foot, you can reach one of the numerous boat stations, which invite you to take a round trip and offer a fantastic view.

Discover the surroundings

For those interested in culture, there is an exciting program to discover with the city theater and the festival weeks. Sports enthusiasts will get their money's worth thanks to Gmunden's great location, among other things, in the forests, in the water and on the mountains through various activities. Furthermore, the sports center Gmunden offers various sports such as tennis, ice hockey or handball. However, Gmunden has gained widespread fame, beyond the borders of the country, for its ceramic art. The famous Gmunden ceramic tableware finds its way into many households. Therefore, one cannot avoid a visit to the ceramic manufactory. The ornate art of pottery characterizes the municipality - so there is also a ceramics store on the first floor of Kirchengasse.

Lake Traun

Lake Traunsee is a lake in the Salzkammergut region of Upper Austria on the northern edge of the Northern Limestone Alps at an elevation of 423 meters above sea level. The Traun flows through it lengthwise from Ebensee am Traunsee in the south to Gmunden in the north. With 24.35 km², Lake Traunsee is the fourth largest Austrian lake and, at 191 m, the deepest lake in Austria. The catchment area of 1417 km² is the largest of all Austrian lakes. Lake Traunsee, owned by the Austrian Federal Forests, is an important tourist destination in Upper Austria.

Festival weeks

Culture at Lake Traunsee and summer holidays - this congenial combination has a long tradition. Every year, for example, a mixed program of classical music, jazz, theater, performance, readings, architectural discussions and exhibitions is offered, a cultural experience for every taste.

With a diverse multi-genre program, the Salzkammergut Festwochen Gmunden was able to attract over 15,000 visitors this year. The excitement of finally being able to experience culture again was palpable - music and its power to connect and touch. With a strong connection to the region, world stars Rolando Villazón and Regula Mühlemann, together with the Bruckner Orchestra Linz, launched a fireworks display of musical delights with Franz Schubert, Johannes Brahms and Franz Lehár in the beautiful natural setting of Lake Traunsee at the big Festwochen Open Air.

Municipal Theater

The Stadttheater, an architectural jewel from the Wilhelminian period with a gallery and boxes, seats 420 visitors - 230 in the stalls and another 184 in the tiers. In addition, there is a 3D-capable cinema hall for 89 spectators on the 2nd floor. It proves to be an ideal stage for theater, cabaret and film, musicals, balls, lectures, wedding and company celebrations and much more. The theater has excellent acoustics and is technically equipped with state-of-the-art digital film, lighting and sound systems.

Traunstein

Climb the "guardian of the Salzkammergut". As a 1,691 meter high wall, it towers visibly above Lake Traunsee from afar. The "Guardian of the Salzkammergut" has magically attracted mountain obsessives since the beginnings of alpinism. Part of its myth is the difficulty of the climb. Three routes lead to the summit: The Naturfreundesteig and the Hernlersteig start directly from the lakeshore from the west to the Traunstein. Whoever chooses these variants should be a good climber. The Mair Alm Steig first leads around the mountain to tackle it from the flank. This route also has it all with secured passages! No matter whether in a two-person mountain group or as a larger group of mountain-savvy friends: the goal - besides the summit - is always the Gmundner Hütte, which promises a rest and snack. The majesty of the Traunsteins is also impressive from below. For example, on a bike tour at the foot of the mountain, along the lake.

Team

With a young but experienced and motivated team, the CAELIA Group has been active in the real estate industry for almost eight years, with a management team that can already look back on 15 years of experience in real estate and finance. In addition to Sales/Agency, responsible for purchasing and distribution, and Capital, responsible for releasing capital by handling sale and rent back transactions and joint ventures, CAELIA has focused mainly on real estate development in two areas that make up the Investment division:

The development of projects, mainly residential projects in the early stages, that is, at most until the building permit is obtained. This includes the search and purchase of suitable plots and projects as well as the preparation for construction including planning, dedication and project concepts.

The development of apartment buildings including planning of extensions.

In addition to its own team, CAELIA is supported by a network of strategic partners and service providers with whom it has long-standing relationships. In all areas, CAELIA always acts as a partner for developers and not as a competitor: projects and properties are optimally prepared and prepared for further development or implementation by various developers through CAELIA's pre-development services. Thus, property developers can concentrate on their core competence - the construction of living space. CAELIA is the ideal partner for developers when it comes to the search for land, the preparation of plans and concepts, the financing of projects and the distribution and sale of projects.
